The OCR has risen to 2.75%. Does that send the housing market backwards again?

Short answer: no. And not for the reason most commentary will give.

This was an inflation call, not a housing call. Take petrol and diesel out of the June quarter CPI figure and annual inflation would have been 2.9%, inside the Reserve Bank's target band. Meanwhile housing is already slow. Sales down 10% in the year to July, lending down 13.1%, and the Reserve Bank left LVR settings unchanged this month.

The more interesting number is days to sell: 50 days, the fifth slowest July since 1992. Properties are still selling. They are just taking longer.

We have broken down the full picture, including the regional split between Auckland and the South Island, and where bank economists think the OCR actually settles.

Queenstown-Lakes house prices grew 13.3 times since 1993. Nationally, house prices grew 7.0 times.

We went through 33 years of REINZ data to see how the two markets compare, and the most interesting number was not the growth rate. It was this: both markets have fallen in the same year only once in 33 years, back in 2009.

We ran the same comparison for Auckland, Tauranga, Wellington, Christchurch and Dunedin. Three of the five grew less than the national average over the same period.
