I was given the opportunity to join Ryan J Melton for a podcast episode at NZ Business Owners/One Day Clips.
It was a great conversation with unexpected topics, which provide lots of laughter and information.
I hope this will give some insights to business owners out there who are/will be looking to apply for a home loan in the near future. My goal is to make your homeownership journey as smooth and easy as possible by ensuring you understand the full process, lender's requirements which then help you to be fully prepared.

OFFICIAL CASH RATE REMAIN AT 5.50%.
Is this positive or negative news?

Interest rate/Monetary policy is measures that the RBNZ uses to control inflation.

The current monetary conditions are restricting spending and reducing inflationary pressure. While supply constraints in the economy continue to ease, inflation remains too high. Spending needs to remain subdued to better match the economy’s ability to supply goods and services so that consumer price inflation returns to its target range of between 1-3%.

So, potentially, the interest rate may still increase for a little longer.

What should homeowners or property investors do?
- Keep expenses low/down
- Hold on
=> property goes in cycle, spring will surely follow winter, and there's always rainbow after a storm 🌈.

**live deals only - this means that you have to supply a signed Sales and Purchase Agreement (can be conditional, subject to finance)
** must be for Owner Occupied Property
** No boarder or flatmate income
** High LVR lending is still limited so we will need to act quickly to secure the funding!

LVR restrictions were put in place by RBNZ to built resilience in the financial system, which has been evident in the past year as house prices have fallen without widespread impacts to financial stability.

“…The risk to financial stability has reduced to a level to a level where the current restrictions may be unnecessarily reducing efficiency…” says by Deputy Governor Christian Hawkesby.

Starting from 1 June 2023:

- 15% (previously 10%) limit for loans with LVR above 80% for owner occupiers, and
- 5% limit for loans with LVR above 65% (previously 60%) for investors

This is an awesome news as there are more fundings available for all First Home Buyers with Low Deposit and Investors now requires only 35% (previously 40%) deposit for an investment property.

Happy days.

A little delayed, but ASB Bank has just announced an increased in their Home Loan Rates followed the recent rise in OCR announced on 05 April 2023. However, we continue to see a reduction of interest rates for the longer fix terms (3-5 years). An indication that rates will be decreasing in the near future. 👏.
