A huge congratulations to George, who has officially purchased his first home!

This one came right down to the wire. When one bank said no, we quickly sidestepped to another lender and managed to get the approval across the line. That’s one of the biggest benefits of working with a Mortgage Adviser.. when things don’t go to plan, we know where to go next.

Different banks have different policies and appetites, so a no from one doesn’t necessarily mean the end of the road.

Buying a home on your own is no small feat, so a massive congratulations to George on making it happen. Such an awesome achievement!

“Finally on the property ladder!”

This was such a lovely email to receive on settlement day.

It had been a long journey for these first-home buyers, including making the decision to change Mortgage Advisers along the way to get a fresh set of eyes on their situation.

HOLIDAY HOME!

Summer is on its way… and maybe this is the year the family Bach becomes a reality.

Buying a holiday home can look a little different from purchasing your main home, particularly when it comes to your deposit and how the lending is structured.

Already own a home? You may be able to use equity in your existing property towards the purchase, rather than needing to have the full deposit sitting in cash.

From there, the bank will look at your overall financial position, existing lending, income and whether you can comfortably service both properties.

Planning to Airbnb or rent it out when you’re not there? That can also form part of the conversation, although how that income is treated will depend on the lender and your circumstances.

The first step is working out what you could afford and how the lending could be structured before you start Bach hunting.

Sometimes the first one really is the one!

A huge congratulations to Liam, who has officially taken the leap into home ownership.

The very first house he found and liked ended up being the one he bought… it doesn’t always happen that easily but for Liam it did.

From getting the finance sorted to securing the property, everything came together, and Liam can now officially call himself a home owner.

Such an exciting milestone and an awesome way to get onto the property ladder.

After two previous declines, we were able to turn their no into a YES.

It’s been quite the journey for these first home buyers, which made seeing them standing in front of their SOLD extra special.

After being told no more than once, they could have easily thought home ownership simply wasn’t possible for them.

Sometimes a no doesn’t mean no forever. It can mean looking at a different lender, taking a different approach, or simply having someone willing to look a little deeper and think outside the box.

Turning what was once multiple declines into an approval, and now a SOLD sign, is exactly why we love what we do.

A massive congratulations to our clients on officially becoming first homeowners. This one was an absolute pleasure to get across the line! 🏡

When a house too good to pass up comes along… sometimes you can’t help but upgrade!

I helped Aidan and Tom into their first home just under 12 months ago, and now we’ve had the pleasure of helping them take the next step into their new home.

It’s pretty awesome seeing how quickly things can change and being able to help clients through the different stages of their property journey.

When was the last time you actually reviewed your mortgage?

If you’re still with a second-tier lender, your circumstances have improved, or you simply haven’t reviewed your mortgage structure in a while, there could be an opportunity to save.

We regularly review clients who were placed with an alternative lender because that was the right solution at the time, but that doesn’t mean you need to stay there forever.

A refinance could mean a lower interest rate, reduced repayments, a better loan structure or even access to a cash contribution from a new bank.

Sometimes a simple conversation and a fresh look at your lending could save you thousands.
