Ian Coates is a Relationship Manager at Zurix, specialising in property finance and structured lending solutions.

With experience across both New Zealand and the UK, his background spans banking, credit, investor relations, and hands-on lending through multiple market cycles. From early roles in banking and lending, to establishing a finance company lending operation, through to leading KiwiSaver growth to over $385 million in funds under management, he brings a well-rounded, real-world perspective to every deal.

This experience shapes how he approaches funding. He understands how deals are structured from both a credit and investor perspective. What stacks up, and where things can come unstuck. Having worked across both institutional environments and entrepreneurial settings, he focuses on getting the fundamentals right from the outset.

At Zurix, he works closely with developers, investors, and business owners across property, business acquisitions, and asset-backed transactions, particularly where traditional banks cannot support, but there is a clear, well-structured opportunity. He breaks each deal down to what matters: the asset, the numbers, and the exit, and structures funding accordingly.

His approach is straightforward and pragmatic, clear, practical, and outcome-focused.

Ian is focused on getting deals done properly and building long-term relationships that drive repeat success.

If you’re working on a deal that requires a commercial, solutions-focused approach, reach out, he’s ready to help.

Scott Cousins is a Relationship Manager at Zurix, specialising in property finance.

With 17 years in the New Zealand real estate industry, his background spans sales, property management, leadership, and owning and operating multiple offices. He’s been directly involved in building, acquiring, and exiting businesses, so he understands how deals actually play out in the real world.

That experience shapes how he approaches funding. Having worked as an operator and owner before moving into finance, Scott looks at deals through a practical lens - what works, what doesn’t, and what needs to line up to get something done properly.

At Zurix, he works closely with developers, investors, and operators to simplify each deal down to the key drivers: the asset, the numbers, and the exit, then structures funding accordingly.

It’s a straightforward approach. No unnecessary complexity, just solutions that make sense for the situation.

Scott is focused on getting deals done properly, and making sure they stand up.
If you’re working on a property deal and want someone who understands both sides of it, he’s well worth a conversation.

Emily Stevens leads our Early Childhood Education (ECE) funding at Zurix.

She works closely with childcare centre owners to support cash flow by providing funding secured against future MOE payments.

While ECE centres typically have strong and predictable income, the timing of those payments can create pressure, particularly when managing staffing, overheads, and growth. Emily’s role is to bridge that gap in a way that is practical and tailored to each business.

A key part of what she does is understanding how each centre operates, from occupancy and funding cycles through to their broader plans for growth, and structuring funding that aligns with that rather than applying a one size fits all approach.

This can mean improving day-to-day cash flow, enabling centres to expand, or simply providing more certainty and flexibility in how they operate.

Emily is known for being clear, responsive, and solutions focused, making what can seem complex straightforward and ensuring clients feel confident in the process.

She plays an important role in helping ECE operators focus on what matters most, running and growing their centres.

James Davy is a Relationship Manager at Zurix, focused on property finance.

With nearly 20 years of sales and leadership experience, he brings a strong commercial lens to every deal. Having led high-performing sales teams, he understands what it takes to drive results in competitive environments.

He works closely with borrowers, brokers, and developers to originate and structure property-backed deals, from initial conversation through to settlement.

A big part of his role is getting clear on how each deal actually works in practice, understanding the asset, the structure, and the exit and aligning it with how we lend.

James is strong on ex*****on, commercial in his approach, and focused on getting deals done, usually with a Green V in hand, which says a lot about the pace he operates at.

Byron Guimaraes is General Manager at Zurix.

He runs the day-to-day of the business, focusing on client base funding, investor reporting, financials, and keeping everything moving behind the scenes. His role is centred around ex*****on, making sure deals progress, investors are kept informed, and the business continues to operate smoothly as it grows.

A big part of his role is leading Client Base Funding, working directly with financial advisers to help them unlock capital from their recurring trail income. This allows firms to acquire additional client books, reinvest in their business, support succession planning, and fund growth without needing to sell.

He also works closely with investors, managing reporting and communication, and ensuring the operational side of the business keeps up as the loan book continues to grow.

Simon Thomson plays a critical role at Zurix as our Head of Credit.

He leads our credit, risk and compliance team, helping shape the framework that supports our growth while ensuring we meet our regulatory responsibilities. With senior experience across New Zealand and overseas, Simon brings deep expertise across risk, compliance and governance.

His background includes oversight of licensed entities, AML/CFT regimes, and regulatory reporting, all of which play an important role in safeguarding our operations and reinforcing the integrity and trust that define Zurix.

What stands out most is Simon’s approach to credit. It is measured, disciplined, and grounded in fundamentals. He understands that good lending is not about chasing volume, but about structuring deals properly and protecting downside.

As Simon says, “It’s not return on investment, it’s return of investment.”

That mindset is a big part of what underpins our approach at Zurix.

Outside of work, you will usually find him on the tennis court.
