I've been looking at listings that have languished on the market for over two months. That should not happen. As low market is no excuse. A clue to why these hones are not selling? The blurbs, on trade me often state, “so, hurry to the upcoming auction. This property is bound to sell”. The auction was a month ago. The agent could be bothered updating the blurb, which now tells all the buyers that your property failed to sell, and you have a weak agent. Expect low ball offers. Please check your blurbs and ask your agent what they are doing every day to promote your house. Have a great day! Sell with passion! 😊👍👍⚡️

6am at the office. Love getting 3 hours of work done in silence before the world gets going. I’m definitely seeing more buyers at open homes. And every one of them is wanting to buy because they see the market ticking up. However, consensus amongst the mortgage advisors, agents and investors I speak with is that a lot of listings will hit the market this summer because sellers have been waiting for the interest rates to turn and the classic summer surge to arrive. There is a long list of people who have been waiting and waiting for this time. Whilst the logic is sound, the problem is that everyone else is also following the same logic. This will probably lead to record inventory in auckland. My advice to sellers is to try to list before November as you will have a lot less competition to deal with. Have a great day everyone!!! OCR cut by .25 today. This is an important event. It’s the first of many cuts ahead. The banks have already cut rates anticipating this trend. I would say we are looking at another 1.25% cut by mid 2025. We already know that values on houses in auckland have dipped about 18% since 2021. If you add inflation and wage growth into the mix, the real price dip is approaching 23-25%. What does this mean? It means that 3 years of pent up buyers are now looking at the bottom of the market, with a 25% discount, and a gradual reduction in retest rates over the next 12 months. Meaning looking ahead to retail rates of 5% and under. So, a great time to buy.

We are in a buyers market. People get overwhelmed by the sheer number and variety of properties on offer. They then get paralized by choice and scattered analysis. Much better to decide on strict criteria. Pick only a few suburbs and a type of property. Study and follow the sales over a month or so, as you look. You’ll soon get better at seeing actual market values for specific properties. (Averages are useless.) Then, you can make offers lower than the values. And eventually you get one. Happy hunting. 🙂👍🏼

Another good turnout for our lifetime members. It's a buyers market and we are seeing some very good deals. A year from now it'll be very different. So much pent up demand that if interest rates drop by 1% the market is certain to go up. I'd say by quite a bit. Investors are sitting on their hands still, as finance is difficult. But for those with cash and finance it's a very good time. Buy low. Hold. Watch it grow.
