Today we're decoding: what is a conditional agreement? 🤔

It's a sale and purchase agreement with conditions which must be met before everything becomes final.

Both the buyer and the seller can put conditions in the agreement.

Common conditions that buyers often ask for are about checking the Certificate of Title, and getting finance or a builder’s report.

🤔 Today we're exploring what bridging finance is.

A bridging loan (aka tide over finance) is a short term loan (usually at a higher rate) taken out to cover the financial gap between buying a new property and selling an existing property.

There are two types of bridging finance: closed bridging finance and open bridging finance:

Closed bridging finance is when the sale on both properties (your new home and your current home) is unconditional, and all you need to do is bridge the gap between the two settlement dates.

Open bridging finance is when you want to buy another property without having sold your current home first.

Today we're breaking down what a cross-lease actually means.

A cross-lease is where two or more homes share ownership of the same piece of land. Each owner leases the portion their home sits on from the others.

Because the land is jointly owned, all owners must agree to any changes like fences, paths, or building alterations. While this structure is more complex, banks will usually still lend against it.

Last week I spent a couple of days in Melbourne at the LMG Growth Summit and it was well worth the trip. I went along mainly to learn as much as I could about how people in the industry are using systems and AI to work smarter and make their businesses run more smoothly.

A mortgagee sale happens if the owner can’t pay their mortgage and the mortgagee has to sell the property to get their money back.

The mortgagee is the party (normally a bank or finance company) who loans the money and holds the mortgage.
