LAND BANKING IS A SCAM.

There, I said it.

But before you drag me, hear me out.

Land banking is NOT a scam.

But it is also NOT for everybody.

The first mistake people make is investing in real estate without understanding what they actually want their money to do.

Before I recommend a property, I ask three questions:

WHY?
Why are you investing? Capital appreciation? Wealth preservation? Rental income? Building immediately?

WHERE?
Which location fits your objective and timeline?

HOW MUCH?
What is your actual budget for that location and strategy?

Because if you’re buying land to hold for 5–10 years, you shouldn’t judge it like a property you’re expecting to generate rental income immediately.

And if you’re buying in a developing location, you need to understand the development trajectory—not just hear “this place will soon become the next Lekki.”

Then, of course, there is due diligence: title, ownership, documentation, planning, accessibility and the credibility of the seller/developer.

Land banking isn’t the scam.

Buying the wrong land, in the wrong location, for the wrong reason, with the wrong expectations is where the problem begins.

Why do some luxury apartments in Lagos struggle to find tenants, even at the right price?

It’s not the rent. It’s building orientation, decided at design stage, long before finishing or furnishing. Poor cross ventilation means the apartment traps heat and depends entirely on AC to feel comfortable. That shows up fast in light bills and in how the space actually feels to live in.

Finishing gets people to book a viewing. Orientation determines if they renew.
