Due diligence is not paperwork. It is risk control.
Collecting documents is not due diligence. Most buyers treat it as a formality: ask for documents, collect copies, forward them casually, pay.
Real due diligence answers specific risk questions:
- Who owns the property?
- Who has authority to sell?
- What title supports the transaction?
- What encumbrances exist?
- What does the survey reveal?
- What is the history of the land?
- What location risk affects present and future value?
Distance amplifies risk. Documentation does not. Buying property is a process, not an emotional event.
