Food, Clothing and Shelter form the basic needs of man, In developed societies it isn’t much of a problem (though it doesn’t mean there aren’t people who are homeless on the streets), but for the employed it is easier to afford accommodation, even pursuing the process of owning homes via various mortgage schemes than it is for the person with similar characteristics (even level of income) to pursue same in Nigeria.

It is also interesting to note that while in the west owning, even inheriting a home or property is a liability, in Africa and in Nigeria particularly, it is an asset, and that is why when Africans read books like Robert Kiyosaki’s “RICH DAD, POOR DAD” we should know when to draw the line especially when it comes to what is applicable locally in contrast to what works in regions from where people in the west have experience of and from which they write.

So, the need to own one’s home in Nigeria, besides having to pay a large portion of one’s income as rent especially in cities like Lagos, Abuja and Port-Harcourt, cannot be overemphasized.

Challenges of Owning a Home in Nigeria

In 1978 the Obasanjo regime passed the Land Use Act which vests the ownership of all Land in the government.
Traditional Owners no longer had to the sole power to transfer tittles to the aspiring buyer.

Another challenge facing the housing delivery is the high cost of building materials in Nigeria. Cement factories in Nigeria for instance are not meeting the local demand. Also steel which is needed in the building industry is hardly produced locally and since local currency fluctuate against foreign currencies prices of steel is not always stable.

With housing deficit hovering around 17 million units of housing, urgent measures should be put in place to avoid crisis in the future.

This number of housing units will cost more than Hundreds of trillions being speculated by the way cost of building materials keep changing.

Meanwhile in order to provide decent and affordable mass housing to meet the nation’s housing requirement, Nigerians must be ready to help themselves by starting off on any level and not sit back and wait for the central authority who comes and leave the office without achieving a tangible thing in the sector.

CHALLENGES OF HOME OWNERSHIP IN NIGERIA 1

The most basic need of people is shelter but in Nigeria and in some other sub-Sahara African countries, most people find housing a major challenge.

It is interesting to note that all governments since Independence have always highlighted housing as a major priority.

Through the establishment of the Federal Mortgage Bank to assist Nigerians in this regards, terms and conditions for mortgage loans have continually made it inaccessible to majority of Nigerians.

Many housing developers have emerged in recent years in Nigeria, however the cost of owing such houses have almost made impossible to buy from them.

However studies has shown that apart from the high cost of homes which is a major challenge to owning a home, another important and major problem of people is the lack of information about cheap and affordable lands and homes around the continent.
