I SAY, DON'T RUSH TO CLOSE THAT DEAL.

Real estate agents are very skilled in getting a prospect to commit to deposits, But I'm saying, "don't pay Shishi until you have completed your due dilligence!" If someone else will buy it, so be it, but your money will still stay safe!

This happened Yesterday. A client was about to purchase 4plots of a particular parcel of Land in Epe, Lagos, for N28m. No due diligence done because the person who introduced the property to him is a King's Son. Fortunately for him, his wife sent me the cordinates, after a few hours, we learnt the parcel of land is under serious legal battle. N28m saved!

From over 10 years experience on ground, I have come to learn that one of the hardest refunds to get is Real estate transaction refunds. Once you drop your millions, even if the deal backfires, your chances of recovering the fund in bulk is very low because most real estate transactions involved more than one person.

The past 10 years, we have watched Lagos property market grow in leaps. We have seen many sudden millionaires arise from a single property sale and we have seen many lives destroyed after they lost huge money buying trapped properties.

LAYOUT PLAN APPROVAL: LASG INTENSIFIES ENFORCEMENT ON NON-COMPLIANT ESTATES

The Lagos State Government, through the Office of Physical Planning, has intensified enforcement on estates without approved layout plans and building permits.

The Commissioner for Physical Planning and Urban Development, Dr Oluyinka Olumide, said that the enforcement exercise, led by the Director of Development Matters, Tpl. Hakeem Animashaun, previously cautioned estates in the Lekki axis of the State.

The Commissioner reiterated the Government’s zero-tolerance stance on unauthorised developments, urging estate developers to secure the necessary layout approvals and building permits before commencing construction.

“We will continue to enforce compliance across the State. Developers must prioritise obtaining layout approvals and building permits to avoid sealing and other penalties,” he stated.

He added that the enforcement drive formed part of the Lagos State Government’s broader commitment to promoting orderly urban development, safeguarding infrastructure, and ensuring sustainable growth in rapidly developing corridors such as Lekki-Ajah.

He emphasised that similar enforcement operations would be extended to other parts of the state to strengthen compliance and uphold planning standards.

The enforcement team visited several estates, including Victoria Nest, Vistaview Estate, Empire Homes, JadeView Estate, BlessedView Homes, and Micrian Villa Estate, among others.

LASG GOES TOUGH ON LANDLORDS/AGENTS FOR ARBITRARY INCREASE OF HOUSE RENTS

In the interest of residents of Lagos State who have to rent accommodation from property owners or through agents, the Lagos State Government has condemned in strong terms landlords and agents who unjustifiably increase house rents due to infrastructural developments or other unknown reasons.

Speaking during a live interview, “YOUR VIEW’’ aired on TVC in Lagos today, the Special Adviser (Housing), Lagos State Real Estate Regulatory Authority, Barr. Barakat Odunuga Bakare said that the Lagos State Government would no longer fold its arms and watch its residents being exploited by landlords and agents.

She equally clarified the distinct role of house agents and lawyers in rental matters, stressing the limitations of legal practitioners in real estate and house rental matters.

Barr. Barakat Odunuga Bakare stated that the Lagos State tenancy law is under review to include provisions like caution fees that are currently missing. She encouraged residents to report landlords or agents who violate regulations to the Lagos State Regulatory Authority, either physically or online.

The Special Adviser further reiterated Mr. Babajide Sanwo-Olu's commitment to tackling the housing challenges faced by residents of Lagos State. She stated that the “Government is constantly engaging landlords, property associations, and developers to promote collaboration and also to control excessive housing costs”.

Furthermore, she emphasised that the Lagos State Government is fair and just in the distribution of state-owned housing, making use of fair, transparent, and well–laid–out criteria.

She, therefore, advised Lagosians to verify agents and developers’ registration with LASRERA before any transaction is concluded and called on all real estate practitioners to register with the Lagos State Real Estate Registration Agency.
