99年地契快到期了，怎么办？

想要更新99年地契，业主必须在产业租赁期届满前，向相关土地局或州政府注册处申请更新租约；最好是在租约期剩下2至5年左右开始提出申请。

申请更新租赁地契的过程和审核程序所需的时间不等，一般申请程序估计需要3个月来完成哦。

申请获批准后，地主需缴付一笔更新租约期的费用（Land Premium）。基本上更新租赁地契的申请，只要地主符合所有条件、提呈所需文件并依时缴付所需费用，获得批准的几率相当高。

当然，州政府也有可能选择不更新租赁地契，而把土地回收以做其他的特定发展用途。

其实不只是租赁契约产业，地方政府有权援引1960年土地征用法令，征用所有土地，即使是属于永久地契的土地以作城市发展规划。

然而，政府只有在必要且特定的情况下，才会征用土地，如：提升公共建设、扩建道路等。

当然，土地被征用的地主将会获得合理的赔偿，而赔偿标准则以1960年土地征用法令下的第一列表（First Schedule）为根据。

土地的价值、征地后地主所面对的亏损、搬迁费用等等亦纳入考量范围内。
