Harini nak share sikit berkenaan MRTA/MRTT.

Scenario 1: Mohon pada sesiapa yg dah membeli rumah atau baru nak beli rumah secara pinjaman dgn bank, sila semak perjanjian pinjaman. Check loan dan coverage MRTA/MRTT berapa lama. Tally atau tidak. MRTA/MRTT adalah tempoh utk bank cover loan in case berlaku kematian dlm tempoh masih hutang dengan bank lagi.
Bayangkan, loan dgn bank 30 tahun, tapi MRTT coverage 18 tahun je. Jadi, if meninggal dlm tempoh 18 thn, bank akan cover loan tersebut. Tetapi, klau meninggal di tahun ke-19, bank dah tak cover. Balance loan dgn bank perlu disettle oleh waris. Jika tak dapat utk settle ada kebarangkalian, rumah akan dilelong. Disinilah fungsi hibah policy membantu utk memastikan keluarga anda punya tmpt berteduh walau tanpa anda disisi.

Scenario 2: In the event of death, Lepas baki loan diselesaikan, pentadbir harta/wasi akan buat pindahmilik harta kpd waris2 faraid. Jika si mati masih punya ibubapa, hak mrk adalah 1/3 hakmilik atas rumah tersebut. Sekiranya pasangan nak terus tinggal di rumah tu, perlulah tebus bahagian hak ibubapa si mati. Bayarlah 1/3 drpd nilai semasa rumah. Ia perlu dipersetujui oleh ibubapa si mati. Jika si mati tiada ank lelaki n bapanya juga sudah tiada, maka ibu, adik-beradik si mati juga ada hak faraid ke atas rumah tersebut. Dlm situasi ini, pasangan perlu tebus bhgn ibu dan adik-beradik si mati dgn persetujuan mereka, tanpa paksaan. Jadi, jika berhasrat utk pastikan rumah tersebut terus jadi hakmilik isteri dan anak2, boleh la gunakan instrumen Hibah Policy utk tebus hak2 yg dinyatakan. Penyelesaian tu ada, cuma sudahkan kita merancang?
