Refinance atau “pembiayaan semula"

What is the definitions of an Asset? Robert Kiyosaki define it as, "An asset puts money into your pocket.”

So means If you are collecting monthly rental income from your property, the property you own is an Asset. But, if you stay in your own house, it is a a liability. In a way, it is Cash Flow that determines the value of a property.

For instance, many think that property is a good investment because it would double every 10 years. Sounds like a plan, doesn’t it?

But imagine we forward to year 2030, you intend to sell your property for RM1mil to RM2mil, and you can’t find buyers whose have RM200k+ for upfront to buy your property. Then your property is a liability for you.

So what is the definitions of an asset for property?
It is the property bring you the money into your pocket RIGHT NOW, and we called it Positive Cash-Flow Property.

According to statistics, 8625 people are declared bankruptcy from 2015 to 2019. Among bankrupts, 60% are young people, which is Generation Y aged from 25 to 34. And personal loans and car loans are the main cause of most people for bankruptcy. These young people admit that their expenses exceed what they can afford, and spend all their salaries or earnings before the end of the month.
