Most Common Reasons Why Malaysians Have A Bad Credit

1) Late payments:
Payment made after the due date or payment in arrears - credit card bills and loan repayments. While we miss a payment or two because we are busy or we just simply forgot about it, continually missing payments will result in a bad credit record.

Late payments will show on your CCRIS report.

2) AKPK: Restructured loan
Most people would take out a loan to buy a house, a car or start a business. Then there are credit cards, which could lead to people spending more than they can afford. Those who are not able to repay these loans and debts could end up being declared bankrupt.

Bank Negara set up the Agensi Kaunselling dan Pengurusan Kredit (AKPK), to help people manage their debts and restructure the loans, making it easier for people to make repayments.

Once went through AKPK for loan restructuring, it will negatively affect your credit score.

3) If you have defaulted on a loan for more than 90 days, it is considered a non-performing loan. Banks will then put these loans under “special attention account”, which they are in monitoring this account and trying to recover loan.

Once your loan has been put on this special attention account, it will show up on your CCRIS record.

4) Court summons or bankruptcy: Legal action against default loan
If a bank, financial institution or any other creditor (for example a company or a landlord) decides to take legal action against you to recover the money you owed them, it will show up in your credit history.

Any legal cases against you or a declaration of bankruptcy will show up on your CCRIS and CTOS reports.

5) Trade Reference: Outstanding debts with companies
Debts are not limited to those that you owe financial institutions. Some companies that provide services such as telecommunications and utilities will be sent to CTOS if payment failed.

Details such as how much you owe and for how long this amount is owed will be sent to CTOS. This will remain in your record until the outstanding debt has been settled.

Stamp Duty

Stamp duty - a fee on legal documents such as the instrument of transfer and loan agreement when you purchase a house.

Two categories of stamp duty:

• Fixed Duties - charged at a set price, which include stamps for individual policies or copies.

• Ad Valorem Duties - variable costs based on the value of the transaction. These include taxes those based on the value of a property transfer or loan agreement.

RM500,001 to RM1 million – 3%
above RM1 million – 4%

Take attention
The stamp duty for the SPA is only RM10 per copy, while the stamp duty for MOT and DOA is calculated according to a fee structure of 1% to 4%.
