What is your investment strategy to RETIRE comfortably and certainly within next 5 years?
Do you prefer to buy 1 unit every 3 years or 3 units every year?
Do you think depending on EPF is ok?
Feels great by taking the keys for the latest purchase. Nice view, water features lanscaping, forest reserved + infinity pool view, skydeck, grand lobby, etc. The kids play in the gym, playgrounds, chill at the poolside, and keep running around.
Some say the market is bad, so they do nothing. Some say the market is recovering, and then they start looking for opportunities.
I think one of the keys to be successful in prop investment is having UNFAIR ADVANTAGES that only the 1% club do. Just be humble, keep learning and take actions.
There are always good deals regardless of good or bad market. The question is whether you know how to leverage from OPI, OPK, OPM, OPN, OPX. i.e. Other People's Info, Knowledge, Money, Network, eXperience.

WHAT I LEARN FROM MY GRANDMA
I went for a Ching Ming, or Tomb-Sweeping for my late grandma.
I still remember when my grandma told me she gets paid by her room tenant every month for her retirement. She knows very little about property investment, but she can make a living with just 1 unit of a 2-bedroom walk-up apartment within KL area.
She is self-disciplined, kindhearted and frugal- smart with money. She used to remind me 'learn how to multiply as well as how to divide' in the Hokkien dialect. It means I need to evaluate the RISK no matter how promising the RETURN sounds.
I don't really understand back then until I lost money by investing in an apartment with Guaranteed Rental Return (GRR) scheme. This money-losing property FAILED all the 7 criteria for property investment.
Some of my friends ask me why I mainly invest in property,
1. It is PROVEN that even my grandma's walk-up apartment in KL area DOUBLED its property value every 10 years since the year 1970.
2. If my grandma can retire comfortably with the rental income of just 1 unit of apartment, I could just replicate mathematically at a much LARGER SCALE.
3. the more knowledge you have, the LOWER RISK your investment will be.

LOCATION
What is the first consideration when buying a property?
Which 'mantra' always comes first when a developer/agency promotes new project launches?
Location, Location, Location! important things have to say 3 times.
Does it mean buying the best location always make money?
- Best location, Wrong price = LOSE money (for e.g. KLCC)
- Average location, Wrong price = LOSE money (for e.g. Cyberjaya)
- Average location, Correct price = MAKE money (for e.g. Puchong)
- Bad location, Correct price = MAKE money (for e.g. Kajang)
对的价格比地点更重要。
So how to know the correct price for a property in that location?
Consider the 2 aspects below:
1. Tier - Don't buy tier-2 areas with tier-1 price tag!
2. Median - Compare average transacted price and monthly rental within 2-5km radius.
These are just the 2 points out of the 7 CRITERIA, a data-driven education system that I follow in property investment to maximize profit and minimize risk.

WALK THE TALK
I'm attending online courses and keep learning new knowledge, while my kids come to distract me before they go to sleep. I explained briefly what the course is all about, I also have to submit my homework and take action after attending courses at my age.
I think the attitude of KEEP LEARNING is important if I want them to be successful when they grew up. I have to walk the talk because they are watching my every move.
Does parenthood mean providing the kids with the best education system money can buy or sending them to a famous education institute? It's subjective.
I'll prepare them with the knowledge that our ordinary education system never taught, for example a rich dad mindset, how to let the money work for us, creating values and options in life for ourselves and helping others to achieve the same.
Be a force for good when you feel like having more than enough, but you can't give what you don't have.

BUY PROPERTY WITHOUT CAPITAL
How to buy GOOD property without capital in Malaysia?
Take note it must be a GOOD property regardless it's in the primary, sub-sale or auction, bought without using our own cash or savings.
It's even more challenging if someone already got 2 properties, where the bank only gives 70% loan, means 30% upfront capital is required for 3rd property onwards, so-called LTV70.
for e.g, buying a RM 500,000 property value will need RM150,000 down-payment.
It sounds too good to be true if someone still can buy property without a single cent in this LTV70 situation right?
There are actually 4 levels of expertise in buying property without capital (BPWC), which means you are using other people’s money (OPM) to pay for all the costs:
1. Beginner: to cover Downpayment (10%-30% of selling price) + Transaction Cost (6%-8%)
2. Intermediate: to cover all above + Furnishing Cost (5%-10%)
3. Expert: to cover all above + Monthly Operating Cost
4. World-class: to cover all above + Monthly Passive Income
In fact, it's possible to buy without capital with the right knowledge, networks, mentors and platform. The key here is to BUY WAY BELOW BANK VALUE.
I managed to buy RM 2.5 mil of grade A property without capital within the last 10 months, despite I'm LTV70. This is considered World-class BPWC with projected 4-figure positive cashflow, using same rental strategy as my other units.

Investing in properties always make money??? DON'T buy property before you read this.
Some say it depends on location, developer, area potential, timing, market, concepts, master plan, facilities, etc.
What is GOOD property?
1. Must meet all 7 CRITERIA (new vs old, area median, tier, booster, supply, maturity, MRO)
2. Pay LOWEST psf price compared to all buyers in the same project
Buying GOOD properties means you get POSITIVE CASHFLOW irrespective of the market cycle.
It also means you’ll enjoy above-average CAPITAL GAIN in the next 5 years if u time your exit nicely.
Super duper happy if you can even buy those good property without capital :)
Take note: Bullrun cannot save you if you buy BAD properties, even with lots of cashback.
I bought my first bad property which failed all 7 criteria, and I'm still losing money for that after 25 years. It's a very expensive lesson.

Do we need lots of money to make lots of money in property?
How much is the capital required to invest in Primary vs Subsale vs Auction property?
The higher your knowledge, the lower the capital you need.
The lower your knowledge, the higher capital you need.
I have a friend who bought a property via auction/lelong at 60% below market value (BMV) and still hasn’t made profit after 3 years (used 6 figure capital), not to mention all the headaches issues with this lelong property.
Putting in lots of capital doesn’t guarantee profits.
In most cases, you need capital to buy property and hold until able to rent out for return, it includes
- down-payment
- legal fees
- furnishing/ repair/ renovation
- a few months vacancy period before it's tenanted
Which property type do you invest in today and did you really calculate what is your ROI?

HUSTLE INCOME.
I sent my daughter and son for commercial video shooting. Those commercials will run on the sponsor's marketing channels such as TV, social media (like FB, youtube) and etc.
I met a bunch of nice people with great talent, most of them are working with passion and dreams, doing their best no matter which role and position they are working on to get the job done.
Although it's a relatively simple job for my kids, It's still a fun-filled experience for them. They can earn some pocket money via this 'part-time job'.
There are 3 types of income: Active, Hustle and Passive.
For hustle income, I would choose to work on HIGH-VALUE hustle income. Those hustle incomes do need some specialist knowledge/ industry know-how to get the job done and generate a much higher return for the same amount of time spent in the long run. For e.g., if the talent or production team becomes famous one day, the package and opportunities open up will be much different.
Compared to grab food & parcel delivery, these are still necessary for today's market demand but NOT a high-value hustle income. You will be paid for the same amount of money regardless you are a newbie or with 10 years of delivery experience.
How many types of income are you working on now and which streams of income would you like to build?

BF at the age of 27, 4K-5K monthly income, 50K savings, GF feel unsecured, cannot have HaiDiLao every day.
I don't have 50K saving when I was 27 y/o, but I have >50K outstanding bank loans to pay back as part of my IT degree education funds to study in the UK. Some of my classmates already bought and paid off a Proton Wira car for the same 50K.
So my suggestion for GF:
- Being financially independent yourself to feel secure.
- No one will criticize your spending on a better lifestyle, as long as you are capable to earn and not relying on others.
Suggestion for BF:
- Expectation mismatch, she is not the one, so move on.
- Remind yourself of her comments, strive to do better and make her regret someday.
My reflection:
- If I can choose again, will I choose to spend >50K on studying for the final year degree course in the UK or buy a car?
I think I'll still invest in myself first, spend a portion of 50K to get a local degree instead and get some solid real estate investment knowledge.
The remaining sum as capital to buy 1 good property as 10% downpayment, 25k can buy 250k property, today worth >800k after 25 years, based on 15% average gain annually in KL/PJ market.
Got extra 800k today for a fully paid-off property by the tenant after 25 years, not bad right? Can eat HaiDiLao Hotpot daily for the next 25 years for free.

I'm busy signing property agreements from the solicitors while working from home.
It's always a FEEL-GOOD moment while signing on these thick agreements to seal the super-duper deals and keep on buying investment-grade properties without capital.
I used to sign these documents via prop agents or loan consultants years ago. However, the property industry is evolving and middle-man business is at RISK, including:
- Real Estate Agents/Negotiators (REN),
- 3rd party Loan Consultant.
Why?
1. I didn't go through REN to buy a new property, yet I can identify good deals and buy without capital.
2. I didn't go through REN to rent out my property, yet I can find my tenant quickly and get 100% occupancy rate.
3. I didn't go through 3rd party Loan Consultant to study my profile and no need to survey/apply to all 20+ FI/banks in Malaysia, yet I got the loan approved with the amount that I want precisely every time.
