What are the types of home loans in Malaysia?

Home loans in Malaysia are divided into three main categories, namely term loan, semi-flexi loan, and flexi loan.

These three types of mortgages have different ways of calculating installment payments and interest:

1. Term loan
There is a fixed repayment schedule and banks usually do not allow you to reduce the interest on the loan by paying additional installments. At the same time, the bank does not allow you to withdraw these additional payments.

2. Semi-flexi loan
Allows you to make additional installment payments to save on mortgage interest. You can also apply to the bank to withdraw the additional installments you paid previously, but some banks will charge a handling fee.

3. Flexi loan
The essence is similar to a semi-flexible loan. This type of loan account will be tied to your personal current account, and the bank will automatically deduct money from this current account every month to repay the housing loan instrument. The additional contributions you pay can also be withdrawn at any time.

What is the current home loan interest rate in Malaysia?

Since 2015, Malaysian banks’ home loan interest rates have been set based on the base rate (BR). Subsequently, Bank Negara Malaysia announced in August 2021 that it would replace the Base Rate (BR) with the Standard Base Rate (SBR) starting from August 1, 2022.

Since the BR of each bank is different, it is difficult for many lenders to compare the interest rates of various banks. The SBR is directly linked to the Overnight Policy Rate (OPR) of Bank Negara Malaysia, so all banks will use the same interest rate, and the entire loan mechanism is more transparent. Simply put, as long as the OPR is adjusted, the SBR will also be adjusted by the same amount.

As of May this year, Bank Negara Malaysia's OPR is 3.0%, so the SBR is also 3.0%. The rise and fall of SBR is synchronized with OPR.
