PR holder more than 3 years, qualified to buy 1 Resale HDB❗🎉 but i checking HDB website, ALAMAK❗ HDB owner & spouse, cant hold any Msia residential property🏠!😩 ok lor, then i can transfer my house to my family member, u cant simply ask me to sell my house de ma.. this is the house i bought for my parents they wan to stay inside~👵🏻👴🏻
Then i should buy HDB 1st or transfer Msia house 1st?🤔
Well, it depend on ur saving.. as PR can to buy HDB, can only get 75% bank loan, 20% can use ur CPF OA account to pay, 5% must be cash. if ur CPF OA account not enuf to pay 20%, then u need to top up by cash.. and also, renovation cost for ur Resale HDB..
For those who cash is not sufficient, transfer Msia house 1st and re-finance ur house with bank, which mean get a cash loan, then only buy HDB.
those pocket got many money almost wan to flow out 1, no prob la~ can buy HDB 1st n transfer the house later. no big different~

due to bank's guideline, house owner must INCLUDED into the loan as loan borrower, hence u need to apply a NEW house loan, to add in ur mother's name.

Yes, our arrangement is lawyer will pay for u on behalf in advance and claim back from bank later, but u need to pay a deposit 💰 to lawyer, in case u cancel the deal half way. (huge amount involved don't play play...) 😂

Yes, let say house price at RM300k, new loan amount maximum u can get 90% of RM300k, that is RM270k (SGD90k), and u pay for installment only. use the money to renovate ur HDB.

Timeliness of procedure as below:-
1. New application of loan, take about 2 weeks
2. loan approved and lawyer get ready the doc, take about 1 week
3. courier to SG n u courier back, take about 1-2 week
4. after doc return to me, from the date I receive, take 3-4 months (90 days) to complete
So total take about 4-5 months to complete
🔺how about my house transfer to parent and they pass away later on?
what u need to do is, parent write a Will, list down u r the beneficiary for this house.
