A good friend asked, "In case I passed away, I wish to leave the house behind to my kids. But I am afraid that if I leave it to my kids, they might sell it and spend all the fund, considering they are still young. So I'm not sure how to deal with such situation."
There is a solution to this. By putting the property into TRUST. How does it work?
By putting the property into trust. He can choose to transfer the ownership to his children, but at the same time, set conditions to this ownership.
He can set the condition where the children can only sell off the property at certain age, for example until the youngest attain age 25 (at least until he/she graduates) and also to give the right of occupancy of the guardian, which may not be the owner of the property, for example grandparents.
