We do not sell physical products. All payments made are for professional services, training, consultation, reports, or
administrative work only
2. No Guarantee of Loan Approval
PIT Mortgage Advisory provides advisory services based on documents and information
provided by the customer. We do not guarantee:
● Loan approval from any bank
● Turnaround time
● Approval or rejection outcome
● Changes in bank policy
All final decisions are made solely by the respective banks or financial institutions.
3. Accuracy of Information Provided by Customers
Customers agree that:
● All documents and information provided must be accurate, truthful, and up to date.
● PIT Mortgage Advisory is not responsible for delays caused by inaccurate, incomplete,
or false information.
● Additional documents requested must be provided promptly.
4. Payments & Fees
By making payment through our online platform:
1. You acknowledge that the payment is for advisory/services only.
2. All payments are non-transferable and non-exchangeable.
3. For services already delivered or partially delivered, payments are non-refundable.
4. Payment must be made in full before the service begins unless stated otherwise.
5. Online payments are processed via third-party secure payment gateways (e.g., Visa,
Mastercard, FPX).
6. PIT Mortgage Advisory is not responsible for technical issues arising from bank or
payment gateway downtime.
5. Refund Policy
Since we provide professional advisory, consultancy, and service-based work, refunds are
generally not applicable. Refunds will only be considered under specific situations:
● Duplicate payment
● Technical error resulting in overcharge
● Payment made but the service has not yet started
Refund approval is at PIT Mortgage Advisory’s sole discretion.
6. Service Delivery (Non-Product)
As PIT Mortgage Advisory does not sell or deliver physical goods:
● No shipping or delivery policy applies
● No physical items will be shipped
● Services are delivered digitally, online, or through advisory sessions
7. Intellectual Property & Copyright
All materials including:
● Training content
● Scripts and presentation materials

● Systems and tools
● Reports

● Data loss, fraud, or damages caused by external platforms

15. Confidentiality of Training & Advisory Information
All training content, advisory messages, WhatsApp communication, email correspondence,
voice notes, strategies, scripts, templates, and any information shared during training or
consultation sessions by PIT Mortgage Advisory are strictly private and confidential. Customers and trainees agree that:
1. You are not allowed to share, forward, distribute, screenshot, record, publish, or
disclose any training materials, messages, or content to any third party without written
consent.
2. All materials are for your personal and internal use only.
3. Breaching confidentiality may result in:

PIT Mortgage Advisory Sdn Bhd — Refund Policy
Effective Date: 13 November 2025
PIT Mortgage Advisory Sdn Bhd (“we”, “us”, “our”) provides training programs and advisory/consultation services. This Refund Policy outlines the conditions under which a customer may request a refund.
1. Training Session Refund Policy
1.1 Non-Refundable After Signup
All training session fees are strictly non-refundable once payment is made, regardless of
whether the training has started or not. This is because preparation work, materials, system access, and your training seat are
reserved immediately upon payment.
1.2 No Refund for These Situations
● Change of mind
● Personal schedule issues
● Unable to attend
● Request to postpone or reschedule
● Training not yet conducted
● Failure to utilise provided materials
All training fees remain non-refundable under all circumstances except payment errors stated
in Section 4.
2. Consultation Service Refund Policy
2.1 Refund Before Consultation Begins
A refund may be requested only if the consultation has NOT begun, meaning:
● No consultation session has been held
● No profile screening has been conducted
● No analysis has been performed
● No documents have been reviewed
● No advisory work has been initiated
If none of the above has started, the customer may cancel and request a refund.
2.2 Non-Refundable Once Work Has Started
Consultation fees are non-refundable once any part of the work begins, including:
● Consultation session already conducted
● Profile screening started
● Financial analysis or case evaluation started
● Documents reviewed
● Advisory materials or recommendations prepared or provided
● Case processing is in progress
Once work is in progress, cancellation requests will not qualify for refunds.
3. Work in Progress Definition
For clarity, “work in progress” includes but is not limited to:
● Reviewing customer information
● Evaluating income, commitments, property, or loan eligibility
● Internal team communication regarding the case
● Preparing reports, recommendations, or any advisory output
● Drafting personalised loan strategies
● Liaising with third parties on behalf of the customer
Once any of these steps begin, the service is considered delivered and cannot be refunded.
4. Refund Exceptions (Eligible for Refund)
Refunds will be approved only in the following cases:
4.1 Duplicate Payment
The customer accidentally made two or more payments for the same service.
4.2 Wrong Payment
The customer paid the wrong amount or paid for the wrong service.
4.3 Technical or System Error
If a system error results in being overcharged, the excess amount will be refunded. These refunds will be made via the original payment method used.
5. How Refunds Are Processed
● Approved refunds will be processed within 7–14 working days.
● Refunds will be issued to the original payment method only.
● Proof of payment may be required to validate the request.
