Most people who dream about a place in Mexico never actually price it out.

They picture the whole purchase price sitting in one lump, decide it isn't realistic, and the idea stays a someday thing. Years go by that way.

Here's what usually goes unmentioned. You don't have to pay cash. If you paid cash for your place in Mexico, you probably didn't have a choice. Most buyers don't. Peso financing is expensive, it's in the wrong currency for someone who earns and spends in dollars, and it rarely comes with a long fixed term. So people wire the full amount and move on.

Then a few years pass. The property is worth more than what you paid. And every dollar of that is locked up in a house you can't borrow against.

The United States has about 4 million notaries. Mexico has roughly 4,500.

That's around 340 times the density per capita, and it's because the two jobs have almost nothing in common.

In the States a notary watches you sign. In Mexico a notario público holds a law degree, drafts your deed, verifies the title, withholds your taxes, and records the transfer. Without them the transfer isn't protected.

Here's what surprises most buyers though. A notario is a lawyer, but not your lawyer. They represent the buyer, the seller, and the government at once.

Still wondering whether owning a home in Mexico is somewhere in your future, but not quite sure how it all works?

Short answer: yes. A foreigner really can own property in Mexico.

Near the coast it works through a bank trust called a fideicomiso, and you're the beneficiary. You live in it, rent it, sell it, pass it on to your kids. The bank holds the title, but the ownership is yours.

That's the simple part. On Wednesday we go through the rest, including the one nobody puts in writing: what happens to your home if the bank holding your trust ever fails.

There are 106 days between today and Thanksgiving dinner.

That is enough time to buy a home in Mexico and be sitting in it when the turkey is ready, but only if you get moving in the next couple of weeks. A purchase down here has more moving parts than one back home. There is the fideicomiso, the permit from the Secretaría de Relaciones Exteriores, the appraisal, the notario. None of it is complicated once someone walks you through the order. All of it takes time.

Somebody probably told you that foreigners can't own property in Mexico.

Half true. Inside the restricted zone, which is 50 km from any coast and 100 km from any border, a foreign national can't hold direct title. That's about 37% of the country, and it covers Cabo, Vallarta, Tulum, Cancún, and all of Baja.

The other half is wrong. You buy through a fideicomiso, a bank trust built for exactly this purpose fifty years ago. You control the property completely. The bank can't sell it, can't borrow against it, and can't touch it without your written instruction.
