When people start looking at real estate in Montenegro, almost everyone makes the same mistake — they open listings and try to “pick a property.”
At first glance, it makes sense.
Nice photos, prices, the sea nearby.
It feels like all that’s left is to find “your” apartment or house.
But the market here works differently.
The same property can look attractive in photos and turn out to be problematic in terms of documents, location, or liquidity.
And sometimes it’s the opposite — a simple-looking option may actually be a much more разумный investment.
That’s why the right starting point is not choosing a property, but understanding the market:
which areas are growing right now, where prices are overheated, where there is still undervaluation, and which types of properties actually sell — not sit on the market for years.
Only after that does it make sense to look at specific options.
