LRI PLC Transaction Update

We are pleased to announce that Lanka Realty Investments PLC (LRI PLC) has successfully completed the divestment of its 51% stake in Lanka Realty Developments (Pvt) Ltd (LRD) to Lee Hedges PLC, a subsidiary in which LRI PLC continues to hold a controlling 51% stake.

The transaction, which values 100% of LRD at Rs. 3.157 billion, equivalent to approximately USD 10.15 million, unlocks Rs. 1.610 billion, equivalent to approximately USD 5.18 million, in value for LRI PLC, including an initial cash receipt of Rs. 561 million, equivalent to approximately USD 1.80 million.

Importantly, LRI PLC retains strategic exposure to LRD through its controlling interest in Lee Hedges PLC, while enhancing Group liquidity, simplifying the corporate structure, and strengthening capital allocation to support future acquisition opportunities and long-term value creation.

LRI PLC | Strengthening Group Liquidity and Growth Capacity

We are delighted to announce that Lanka Realty Investments PLC (LRI PLC), as the 51% controlling shareholder of Lee Hedges PLC, welcomes Lee Hedges PLC’s proposed disposal of the No. 353 Freehold Property, Colombo 03, for Rs. 2.70 billion, equivalent to approximately USD 8.68 million.

The proposed transaction is expected to enhance the Group’s liquidity, strengthen balance sheet flexibility, and increase capacity to pursue future acquisition opportunities across the LRI Group.

The proceeds are intended to be strategically deployed towards debt settlement and/or the acquisition of higher-yield, income-producing real estate assets, reinforcing LRI PLC’s disciplined approach to capital allocation, asset-backed growth, and long-term shareholder value creation.
