For $80,000, you can own a modern 1-bedroom in BKK1, Phnom Penh's prime expat and business district, with 100% freehold title, in USD, with no currency risk.
The equivalent in Sukhumvit ( Thailand) costs over $230,000, leasehold. In District 1, Saigon, you're looking at $288,000, also leasehold, capped at 30% foreign quota per building. That gap between location quality and entry price, that is where wealth is built. Not after the market matures.
