Can Foreigners claim Japanese Akiya property?
What are Akiya properties? Akiya ( 空き家 ) means “empty house”; houses that are abandoned or unoccupied. Most akiya are located far away from major cities. There are too many disused homes in Japan due to a preference for new homes. Numerous vacant homes are spread throughout Japan hanging ownership. Also, the value of Akiya decreases all the time due to the risks such as hygiene problems, property decline, etc.
Due to reasons such as the declining birthrate and an aging population why Japanese homes became vacant. Young families prefer to relocate to a big city or close to it to cut expenses as property tax and driving hours to work.

Any foreigner can buy a property in Japan without being a resident but buying a good or abandoned property in Japan is not the way to get residence status. For example, if you buy akiya, some contracts require you to live in the house permanently, so make sure that it is not in before signing it.
Even if you decide to buy an abandoned house, you should calculate all your expenses for renovation as the cost of renovating and repairing houses in Japan could cost like buying a new house.
