FLOOR PLANS FOR OUR NEXT PURCHASE

7 BED HMO INCOMING…

We had this offer accepted before Christmas and aiming to complete ASAP. We’ve managed to slightly tweak the floor plan to help reduce the budget.

Our first quote from the builder was coming in at £255k all in, which makes the project not viable. We have a max budget of £200k all in for a project in the south east.

We managed to work with the structural engineer to reduce the amount of steel required on the ground floor, in order to help reduce the budget. Which means we’ve now ended up with this floor plan downstairs, instead of opening it all up completely. Which we are still really happy with.

‘I’m curious as to what people budget for a 7/8 bed HMO, in terms of build costs, furniture, fees etc?

Oscar , Chester and Arthur 💙💙

To say we’ve been busy the last few years is an understatement!!

We bought our first HMO in 2021, and had our first baby in 2022. Fast forward to 2025, we are purchasing our 9th HMO, and just had our 3rd baby. It’s been so challenging at times, and so many times I’ve felt over whelmed. However the drive to keep going and reach our goals has kept me pushing through the hard times.

It’s not easy, all the times Ricci is gone, working on the business and I’m solo parenting. I mean no wonder I’m checked out half the time, always trying to make sure nothing is missed, and no mistakes are made.

It finally feels we are on the other side of the hard part. Our mentor has always said once you start to get over the 8th HMO the income steam builds up nicely and things just become a tad easier. While I don’t expect to slow down, for now it’s focusing on our current projects and enjoying the newborn phase with Arthur.

It feels really nice to be in the position we are now, and to see what Ricci and I have accomplished and built together. Something we can leave to our boys, something they can continue (let’s hope they want too 😅).

HORROR STORIES.. Have we had any since investing.

The truth is we’ve been fairly fortunate that our journey has been relative smooth. Have we lost money on deals before, yes, however they’ve all been calculated risks on deals that have fallen through, on things like solicitor fees and architect fees etc. I believe we been fortunate because of our due diligence and working with people who have achieved what we want to achieve, it hasn’t been just luck!!

My appetite for risk is pretty low, so if something doesn’t feel right we pull out before any significant milestones are made and any major money lost.

Whilst property investing certainly isn’t smooth sailing, I think the two most important skills you need to have are problem solving, and being proactive not reactive, among everything else needed.

We’ve learnt so much along the way, and yes there are things that we would do differently. However we’ve always stayed consistent in working towards our goals, and that isn’t about to change 🙌🏻🙌🏻

Happy 2 year wedding anniversary 💕💕 We had so many dates for our wedding. Original date was in May the year covid broke, we were getting married in Italy.

After months of not knowing what was happening, we ended up going to the registry office in 2021.

We were so lucky that all our vendors in Italy honoured the deposits and held them, so we could have our wedding in Italy in 2023…
