SEBI gave SIF fund managers a new weapon: shorting.

But are they actually using it?

We looked at 19 SIF schemes and analysed around ₹17,000 crore of AUM.

What we found was quite interesting…

Most schemes are using very little naked short exposure, while even the most aggressive one stayed around 10%.

So the question is:

Is SIF really as “different” as it sounds on paper?

भारत का REIT बाज़ार, आँकड़ों में —

6 लिस्टेड REITs। ₹3.1 लाख करोड़ की प्रॉपर्टी। 230 मिलियन स्क्वायर फीट Grade-A ऑफिस। ऑक्यूपेंसी 90–99%। 2019 से अब तक ₹31,700 करोड़ unitholders को बाँटे गए।

Index का 3-साल का डेटा — listed REITs 20.6%, standard deviation 10.2। इसी दौरान Nifty Realty TRI 17.2%, standard deviation 27.0।

फ़र्क़ की वजह ढाँचे में है। REIT की कमाई profit growth से नहीं, rent agreement से आती है — लंबी लीज़, तय escalation। इसलिए इसका behaviour बाकी equity से अलग रहता है।

ज़्यादातर portfolio में real estate या तो 0% होता है, या 70% (अगर घर ख़रीद लिया)। बीच में कुछ नहीं।

⚠️ जोखिम स्तर: Very High. Index में 40% हिस्सा realty stocks का है — वही जो CY2025 में 16.3% गिरे थे। ये किसी portfolio का core नहीं, satellite हिस्सा है।
