Hi friends, since I am into financial services customers approach me for their different need of funds for their existing or new businesses. Usually, what other consultants do is they simply process their application with the bank and get the facility done. But, I have a different approach to this. I believe in probing the customers before processing their application and jumping on to the conclusion coz, probing gives me that extra understanding of their actual requirement and helps me to design a product which gives them much needed finance exposure, saves the interest cost and helps them to build their balance sheets. This year's Budget and the government's Smart City push have together brought good news for home buyers. In the Budget, the Finance Minister extended the construction completion deadline for getting tax breaks under Section 24 from 3 to 5 years. Two, the tax benefit for buying a house on loan was increased with the FM announcing an additional deduction of Rs 50,000 under Section 80EE.

However, this benefit was limited to first-time home buyers with loans of up to Rs 35 lakh where the cost of the house is less than Rs 50 lakh. While it is difficult to find a house in metros within Rs 50 lakh, Tier-2 & 3 towns, on the other hand, have ample investment options in that range.

Let us also understand the impact of 7th Pay commission on the market. The implementation of 7th pay commission is capped from 1st January 2016 and employees will start receiving the arrears from september 2016. This is going to increase the liquidity in the market and people would prefer to pump this extra money in the Real estate market. The slowdown in the Real estate market for last couple of years has already prompted the price correction in the market so, the investment in Real estate will definitely make sense. Property which used to attract price of 30 lks earlier is now available in 25-26 Lakhs and the extra deduction under section 80EE will definitely push the sales further.

Is it the right time to invest in properties??This is the pertinent question lingering in every investors mind. Investor community is quite excited from last couple of months about the Equity Market performance, but unfortunately the "0" inflation numbers are seriously posting some worries about global economy slowdown and other micro/macro economy issues.
Again coming back to the question of whether to invest in properties or Equity, it is not an easy decision to go about it. Indian market is quite segregated, in which few markets are showing impressive growth because of actual buyers who are migrating to these cities with better employement options and few markets are going bust because there is no liquidity in the market. On a broader thought, all logic of economics are contradicting each other, keeping the retail investors at bay from investing in Equity or Property market with literally no gains.
There is no yardstick, by which you can ascertain that if the property rates are going down, by what percentage will it go down and what is the logic behind that. Eventually, its the investors with more liquidity, who are at profit side by investing right in either property or Equity market, this proves the point of "making money from money".

1. Research of proper property and builder?
It is recommended that before making your final decision of purchasing a property it is better to research about the location, other projects in the area, past completed projects and their current status, profile of the customers residing in the area and the builder. You should always find out about the builder and the projects that the builder has completed in recent past.
Sometimes, customer gets hooked up to the areas where investors have purchased property and major units are empty.
