This position will oversee, coordinate and supervise all maintenance and construction projects for single
and multi-family properties in the company’s portfolio of rental properties. The project manager will
create maintenance & inspection reports and will facilitate the repair, maintenance and upkeep of the
portfolio properties. The Project Manager will work closely with the company’s internal maintenance
team, outside vendors and the 3rd party Property Management team.
Primary Responsibilities
● Oversee, manage and supervise all renovations projects, repairs and maintenance tasks.
● Inspect vacant properties to identify repairs that are needed, determine if damages are tenant
inflicted and create punch lists detailing recommended repairs and related costs.
● Document, through photos and video, the condition of vacant properties.
● Manage vendors, oversee repairs, coordination and timely payment of invoices.
● Conduct routine site inspections, prepare site condition reports & identify recommended
maintenance.
● Respond to tenant maintenance requests as assigned by the Maintenance Team in a timely
manner. Effectively communicate with tenants regarding the status of repairs and maintenance
requests in a timely manner and at the request of the Property Management team.
● Effectively communicate with owners, vendors and the property management team regarding
property condition, repairs and maintenance.
● Work with our preferred vendors to manage property maintenance and repairs in a timely and
cost effective manner.
● Maintain supplies necessary for inspections, property turns and routine maintenance.
● Must stay up-to-date on all Landlord-tenant laws and all laws, codes and regulations as they
relate to property management/ rental properties.
● Perform any other tasks or special projects as needed.
Special Requirements:
● On-call 24/7 for emergencies (rotating schedule)
● Driver’s License required for travel to various sites in Philadelphia region
● Must be computer proficient
Physical/Mental Demands:
● Physical: Sitting and or standing for extended periods of time, lifting 75 pounds, kneelin.● Mental Demand: Reading, writing, performing multiple concurrent tasks, math, detailed work,
reasoning, verbal communication, written communication, customer contact, constant
interruptions, negotiating, managing people.

Experience & Education Requirements:
● At least two (2) years of customer service experience.
● At least two (2) years of general contracting experience, including experience with plumbing,
electrical, carpentry, drywall/painting and some HVAC.
● Property Management experience is a plus
● Experience with AppFolio is a plus
