TAMA 38 Building Projects in Israel

TAMA 38 is a unique construction program launched by the Israeli Government to increase urban housing and to protect older apartment buildings from potential earthquake damage.

In exchange for making improvements to existing apartment buildings, developers are granted rights to build new apartments on top of the existing building

​TAMA38 apartment buildings are generally located in high demand, high value central locations, which command substantial prices, making TAMA38 development extremely lucrative for the developer and investors.

In TAMA/1 projects, the building is renovated while residents continue to live in it. In TAMA/2, residents vacate, the old building is demolished and a new one is put up.

In the next 10 - 15 years over 15,000 residential apartment buildings will be rebuilt to TAMA 38 standards

American/Israel arranges financing for TAMA Projects, through secured loans to our lenders.

Our lenders earn a very high annual interest payment with minimal risk.

Typical investment timeframe is 24 – 36 months from beginning to end of project

Because there is no cost of land in a TAMA project, the ROI is much larger and faster than a traditional real estate development.
