Short answer: You may be able to get Mortgage Approval in Principle, but getting all the way to loan offer while still on probation is much less likely.
Here’s the difference:
📌 Approval in Principle = an indication of what you may be able to borrow
📌 Loan Offer = the formal mortgage offer needed before signing contracts
Most lenders won’t issue a full loan offer while you’re still on probation, and they generally won’t make that loan offer conditional on probation ending.
That said, being on probation doesn’t mean you can’t start preparing now.
A lender or broker will usually look at:
✔️ Whether your role is permanent
✔️ How long is left on your probation period
✔️ Your income and affordability
✔️ Your savings / deposit
✔️ Your bank statements and overall financial position
So if your probation ends soon, now is actually a great time to get organised, understand your borrowing position, and be ready to move quickly once it’s complete.
