⚠️ Due to the outbreak of the Coronavirus and to help with efforts to contain Covid-19, we have made the decision to stop needless office interaction by closing public access to our offices. Our goal is to minimise the risk to employees and help to lower the probability of the spread of the virus to you, your families and communities. Good article from the Irish Times about the "beast from the east " and how to keep your home safe.

Ahead of the arrival of the ‘Beast from the East,’ homeowners should consider taking steps to protect themselves and their property from the big chill.
The biggest problems - apart from the unexpectedly hight cost of heating your home - will most likely be burst water pipes and slippery slopes (or paths) leading to and from the home. When water freezes it expands and as the pipes used for plumbing in most Irish homes tend to be inflexible, some will inevitably burst in the days ahead with poorly insulated houses at the greatest risk and pipes exposed to cold air the most vulnerable.
“When we experience a big freeze in Ireland such as the one forecasted, we see a huge demand for emergency plumbers on our service to repair damage that is entirely preventable,” said the chief executive of OnlineTradesmen.ie Ted Laverty.“The resulting damage can lead to internal repairs and, in some cases, structural damage. ”Often the first - and only - sign there is a problem is when the water supply suddenly stops by which time it might be too late to resolve problems without it costing you and arm and a leg.
To stop pipes freezing insulate all exposed water pipes (both internal and external). It is best to do this with foam based or specialist pipe insulation.It might be too late for that ahead of the beast’s arrival so - not entirely efficient - alternatives to ensure the water still flows include keeping the attic hatch open to allow heat circulate in danger areas and wrapping the most at-risk pipes with old duvets.
While running taps from now until the end of the cold snap is not recommended you should make sure water flows through all taps regularly throughout the period and ensure heating comes on regularly - particularly in unoccupied homes .
A few simple steps can prevent many problems happening.
If you suspect your pipes have frozen you need to turn off the water supply to your home immediately at the main stop c**k (stop valve) in your house, normally located under the kitchen sink.
Where possible you should also turn off the water supply from your water tank - this is normally located in your attic.
Finally, turn off all your water heating systems and then turn on your taps to drain the system - this will enable you to minimise any potential water damage from a burst pipe.If pipes have burst you will need to turn off the water supply to your house and water tank. If electrics are exposed to water, turn off your electricity supply at the mains and make contact with your insurance company.To reduced the likelihood of falls outside the home, you might want to consider gritting danger areas.
Dishwasher salt can be a cheap alternative to salty grit to ensure the steps and paths around your home stays ice free.

With severe cold weather warnings forecast please take a moment to read the following points regarding Unoccupied properties

The following holiday home terms and conditions apply:

1)Between the 1st October and 31st March (inclusive)
a) The water supply must be tuned off at the mains and the entire cold water system must be drained down
OR
b)The holiday home must have a fully operational thermostatically controlled central heating system that is set to maintain a minimum constant temperature of 5 degrees celsius or 41 degrees Fahrenheit throughout the holiday home (inc the attic)
2. When the home is unoccupied for more than 30 consecutive days it must be inspected both internally and externally by you or a person authorised by you atleast once in a 30 day period,
3. Whenever you are not in residence, contents will exclude money and high value items

If a loss occurs and you have not complied with these terms / conditions, insurers will refuse / decline your claim.

Tips from the History channels Ice road truckers !

If You’re Driving on Snowy or Icy Roads:

Slow down. Reduce your speed about 10 miles per hour below the speed limit. If it still feels iffy, cut back another five miles per hour until you're comfortable.

Beware of black ice. It’s nearly impossible to see this crystal-clear glaze, but you can spot it when your headlights reflect off the road at night. It tends to form on bridges, which trap the cold; in the shadows of tall buildings, where the sun can't hit it; and at intersections, due to drains. That's why, in bad weather, you should slow down a couple of hundred feet before stop signs and lights
Avoid tailgating. On main roads, leave about 100 yards (about the length of a football field) between you and the car ahead of you to give you plenty of room to stop in case that person brakes suddenly. Still, it's close enough to use his headlights to see what's up ahead.

Don’t brake during a turn. To avoid a spin-out, gradually start turning the steering wheel and feathering the brakes lightly before the curve. Then coast through the turn with your foot off the brake and off the gas, so as not to gain speed. When you have your foot on the brake, the wheels stop turning. That's when the car loses control and goes in any direction that momentum decides to take it, like a toboggan.

Turn into a skid. Remain calm, take your foot off the brake and the gas pedals, and turn the car in the direction the car is skidding. For example, if you're sliding to the left, gently turn the steering wheel to the left. This cancels out the skid. The car corrects itself and goes straight. If all else fails and you have the option to do so safely, leave the road and drive the car into a snow bank.
