As the government eases rules for modular residential units or ‘beds in sheds’, homeowners need to think about how an addition like this changes the risk profile of their home.

Non-standard builds: Timber frames and flat roofs change your risk profile.

System overload & usage: Extra plumbing, electrics, or rental tenants can void standard policies.

We recommend notifying your broker/insurer and updating your policy accordingly to avoid being left underinsured.

This issue was highlighted in a recent article by Charlie Weston in the Irish Independent, which warns that homeowners are falling into an "insurance gap” by having modular cabins. This happens when your policy’s coverage limits are lower than the actual cost to rebuild your entire property.

A hot press might seem like an unsuspecting place, but it can be a real fire risk if not maintained properly.

👉 Don’t Overpack it or stack towels etc on an immersion heater or pipework.

👉Ensure the cyclinder is properly lagged

👉Install a smoke alarm nearby (and test it regularly)

👉Check for signs of excess heat or scorch marks. Early warning signs matter.
