Sad news at the loss of a dear past employee and friend - Stephen Dervan, a true gentleman. All of the management and team at HC Financial are truly heartbroken at the passing of Stephen and our thoughts are with his family at this time.

He will be sadly missed by his loving wife Mary, daughter Ailbhe, son Ian, his brothers John and Niall, sisters Marie, Ena, Carmel and Jean, his sisters in law, brothers in law, his nephews, nieces, grand nieces, and grand nephews, all his relatives, neighbours and a large circle of friends.

***Protection for the Self Employed***
Working for yourself has many benefits and provides flexibility but the downside is a lack of financial security.
When you are unable to work due to illness or injury your source of income may dry up.
If you have paid sufficient PRSI contributions, you may be entitled to State Income Support, but this only covers long term sick pay (i.e. you must be off sick for 12 months before becoming eligible to apply and you must prove that you are unable to work for a further 12 months).

Illness and injury can happen to anyone and usually without warning. In general, those who are self-employed are not covered by employers’ insurance and may not have taken out a personal policy. This can result in a significant income gap.

While you are building up your business and client base you may not be able to also build up any significant savings. According to research carried out by the Central Bank of Ireland, the average Irish household has savings that would last 7.5 months if their source of income was to stop. 1 in 6 having no savings at all.

The good news…

The cost of income protection is very reasonable and most freelance professions belong to “low risk” classes offering lower premiums. The premiums are also tax deductible. The cost will depend on your age, your health, deferred period, and agreed level of cover.

Income Protection gives you an income each month while you are unable to work. You can use the money to pay your bills as well as expenses you might build up for your medical treatment.
However you decide to use your money it is there to support you and your family, allowing you to focus on getting better.

The First Home Scheme was launched one year ago this week (July 2022). The scheme is designed to bridge the gap between the customers mortgage, their deposit and the price of a new home. It does so by providing for the shortfall in return for an equity share in the home.

To be eligible for the Scheme you must:
- be over 18 years of age
- be a first-time buyer or other eligible homebuyer
- have Mortgage Approval with a Participating Lender
- borrow the maximum amount available to you from one of the Participating - - Lenders (up to 4 times your income*)
- not be availing of a Macro Prudential Exception (MPE) with a Participating Lender
- have a minimum deposit of 10% of the property purchase price
*there are no specific household income limits required to participate in the FHS.

To be eligible for the Scheme the property you are purchasing must:
be a newly built house or apartment OR be the house or apartment you are currently renting and residing in and are now looking to purchase it having received a Notice of Termination from your landlord, as the landlord is putting the property on the market
- be a property in a private development in the Republic of Ireland
- be bought as your Principal Private Residence
- be within the local authority property price ceiling for the property type (house or apartment)
not be a self-build

The FHS can fund up to 30% of the market value of your new property
this amount is reduced to 20% if you are availing of the Help to Buy Scheme (HTB). Details of HTB can be found on the Revenue’s website (www.revenue.ie), and examples, including the HTB can be found in the Homebuyers Guide on the Guides/Resources page
the minimum equity share is 2.5% of the property purchase price, or €10,000, whichever is higher. (read full article here: https://lnkd.in/eaQFFX8k)
