The new SCSI Rebuild Costs are out, and they show an average national increase of 7%!

Here’s the danger: If you’re insuring your home based on its market value (what you’d sell it for) instead of the actual rebuild value, you’re exposed to a major shortfall in the event of a home insurance claim.

The cost to demolish, clear the site, and rebuild your home in Ireland has gone up. If you are underinsured, your policy won’t cover the full cost, leaving you to pay the difference—which could be tens of thousands of Euro.

Insure your home for Rebuild Value NOT Market Value. They are two separate things.

🔥 TUMBLE DRYER FIRE 🔥
Tumble dryers contain powerful fast moving motors that get very hot.
If you don’t clean and maintain your tumble dryer, excess fluff or lint can build up and catch fire.

🛑 Warning signs to look out for:

❌ Does your tumble dryer smell of burning?

❌ Are your clothes taking longer to dry?

❌ Does the external vent flap stay closed while the dryer is on?

If you notice any of the above, clean the filter and check the vent pipe immediately.

✅ In addition, remember to:

✔️ Never leave your appliance unattended or running overnight.

✔️ Keep your dryer well ventilated, ensuring that the vent pipe is kink free, not blocked or crushed in any way.

✔️ Never cover the vent or any other opening.

✔️ Clean the filter in your dryer after every use.

Some of the signs to look out for that may indicate you have a burst pipe or water leak in your home;

1) Paint blistering or bubbling on walls
2) Floorboards lifting or cupping
3) Discoloration of timber floors
4) Floor tiles cracking or loosening
5) Water tank continuously filling
6) Recent mould growth or a damp smell

DOG + PAINT = COUCH & FLOOR DESTROYED 🙈

This is what happens when you leave your dog alone with an open paint bucket on a ladder!

Luckily for this homeowner, she had "Accidental Damage" cover taken out on her home insurance policy.

It covers these types of mishaps along with drilling through pipes, hammering a nail through an electrical wire, putting a foot through an attic floor etc.

🔥 WHAT TO DO IF A PAN CATCHES FIRE 🔥

🛑Turn off the heat under the pan (if it’s safe to do so) and allow it to cool completely.

🛑Do not move the pan

🛑Never throw water on top of the flames, this will result in the oil exploding over everything around the pan and the fire will immediately spread!

🛑Do not use a fire extinguisher on a pan of oil - the force of the extinguisher can spread the fire!

🛑Do not tackle the fire yourself, leave the room, close the door, get everyone out of your home and call 999.

🛑 IMPORTANT ADVICE FOR ALL HOMEOWNERS🛑

When taking out home insurance, make sure you insure your property for its Current Rebuild Cost as per the table. These figures were released in September 2022 and note rebuild costs for Dublin, Cork, Galway, Waterford, Limerick, North West & North East.

In the event of a property damage claim, and it is proven that your house is underinsured, your insurance company will deduct the percentage that you are underinsured by from your claim payout !!!

You also need to include your shed/garage, boundary walls, patio areas etc.

💧Needle in a haystack.📍

About 2 months ago this homeowner found that his skirting boards and timber floors were starting to buckle and the paint on his walls was flaking.

Now more recently, his floor tiles are starting to loosen and his kitchen units are showing signs of water damage.

After various plumbers calling out to locate the origins of the underfloor leak, this leak detector eventually found his "needle in a haystack" with his specialist equipment.

Claims Assist have reported the claim to insurers, met with the insurance company's loss adjuster at the house and are well on the way to agreeing the full cost of repairs.

BEFORE vs AFTER

A chimney fire that called for a fire crew to break a hole on the wall in order to extinguish the flames 🔥😟🚒

This fire was burning outside of the flu liner so called for drastic action.

Thankfully our client was insured and we were able to provide assistance, recommend contractors and get the cost of repair covered by the insurance company.

In the case of chimney fire the cost of having fire brigade in attendance is often covered by your insurance company.
