Ermioni — a key destination for major investors.

Why D&A Invest selected this area for its new project — Part 5

A major development is now officially moving forward in nearby Hinitsa Bay, further strengthening the long-term investment profile of the wider Ermioni and Porto Heli area.

The residential component of the new Four Seasons Resort and Residences Porto Heli has entered the next stage of development following the approval of demolition works for the former “Alexiou” private airport located within the property. The abandoned runway, airport infrastructure, and surrounding facilities will be removed to make way for the future Four Seasons branded residences.

At the same time, works are already progressing on the renovation and transformation of the former AKS Hinitsa Bay hotel into the new Four Seasons resort.

The project, developed by Hinitsa Bay Holdings, covers approximately 642,000 sqm of seafront land with 3.25 km of coastline overlooking the Argolic Gulf and Spetses island.

According to the approved development framework, the project will include:
• A 5-star Four Seasons hotel
• 80 rooms and suites
• 30 bungalows
• Four Seasons branded private villas
• Spa and wellness facilities
• Sports and recreation infrastructure
• Internal electric mobility network with golf carts and bicycles
• Environmental infrastructure including desalination and water treatment systems
• Extensive landscaped and protected green areas

Importantly, the development is being implemented with a particularly low building coefficient of just 0.07 — significantly below the maximum permitted density — while large forest areas within the estate remain protected and untouched.

The arrival of the Four Seasons brand marks a significant milestone for the Argolida Riviera.

For Ermioni and the surrounding coastal zone, this ongoing transformation further reinforces the area’s growing position as one of Greece’s emerging lifestyle and investment destinations — a trend that continues to support the long-term value potential of carefully selected residential developments, including the seafront villas project developed by D&A Invest.
