Η Καθημερινή Κύπρου - Kathimerini Kyprou dedicated its «Το Θέμα» section to our Land Registry research: who is really buying Cyprus? Four years of registered contracts of sale, 2023 to July 2026 — not opinions, not surveys.
What the data shows:
▸ A record 41.3% of this year's sale contracts carry a foreign buyer
▸ But the growth is EU-led (+23.0%) — the market is becoming more European, not less
▸ Paphos is now the island's largest foreign-buyer market, Larnaca is transforming — and Limassol's record year is carried by domestic demand, not foreign money
▸ 1.86 contracts are now signed for every completed handover — the ratio we watch more closely than the record itself
As our director Michalis Loizou told Η Καθημερινή: there is no single Cyprus property market — there are several, each with its own dynamic. And the root of the affordability debate is supply, not the passport of the buyer.
