The Ellinikon: From Vision to Delivery

For several years, The Ellinikon was discussed primarily as a vision: an ambitious plan to transform the former Athens airport into a new, integrated destination on the Athenian Riviera.

Today, that vision is becoming increasingly tangible.

With the first major phase of The Ellinikon Sports Park now open to the public, the project has entered a new and important stage. At the same time, construction continues across landmark residential, commercial and hospitality developments, including the Riviera Tower, The Cove Residences and Riviera Galleria.

This transition matters.

For international buyers and investors, the conversation is no longer based solely on architectural plans and future expectations. It is becoming a discussion about specific residences, construction progress, payment structures, delivery timelines, long-term value and the individual needs of each buyer and their family.

Large transactions are rarely completed through a presentation alone. They require trust, accurate information, access to the right opportunities and careful coordination between buyers, developers, legal advisers, banks and other professionals.

This is where strategic deal facilitation creates real value: not simply by introducing a property, but by helping every part of the transaction move in the same direction.

The Ellinikon is gradually becoming a living part of Athens and an increasingly important point of reference for the international real estate market.

And this is where I choose to be: close to the projects, close to the decision-makers, and present where serious transactions take place.

Why Global Wealth Is Looking at Greece and Beyond Athens

For years, Greece was seen mainly as a place to visit. Today, international investors are looking at it differently: as a place to live, hold real assets and create long-term options for their families and capital.

But one distinction is essential: buying a property that qualifies for the Greek Golden Visa is not the same as making a sound investment.

A qualifying property may still be overpriced, difficult to rent, exposed to delays or hard to resell. Every investor should ask two separate questions:

Does the property qualify?
Does it make commercial sense?

The first is a legal question. The second requires a closer look at location, documentation, developer credibility, rental demand, management and exit potential.

Why look beyond Athens?

Athens offers recognition and liquidity, but familiarity often comes at a premium. Selected cities outside the capital may offer lower entry points and year-round demand supported by universities, hospitals, ports, businesses and permanent residents.

Patras is one such market.

As one of Greece’s largest cities, Patras combines university life, commercial activity, a major port and permanent residential demand.

One of the projects I am currently working with is a commercial-to-residential development in Patras, offering selected apartments positioned within the €250,000 Golden Visa category, subject to individual legal verification.

The project also includes professional property management and a three-year rental programme.

What makes it relevant is not only the entry price. It reflects a broader shift away from properties marketed purely as “visa products” and towards residential assets designed to serve both a residency objective and a real investment purpose.

A serious investor should still ask: Who guarantees the rent? Is the return gross or net? Who pays maintenance, insurance and taxes? What happens if delivery is delayed? Who is the future tenant and the future buyer?

The headline percentage is never the complete story. The contract, local demand and exit strategy matter more.

Greece offers real opportunity, but not every opportunity is equal.

The strongest investment is not simply the first property that reaches the required threshold. It is the property that remains commercially defensible after the residence permit has been issued.

The real opportunity is not “property for a visa.” It is the ability to combine residency, investment and long-term planning within one properly structured transaction.

The announcement of the €1.35 billion Greece–US–South Korea initiative around Elefsina is far more than a shipbuilding story.

It is a signal.

A signal that Greece is gradually positioning itself as a strategic industrial, logistics and maritime hub in the Eastern Mediterranean.

What caught my attention is not only the size of the investment, but the combination behind it ,American defense technology, South Korean shipbuilding expertise, Greek industrial and maritime infrastructure
If implemented as presented, Project Trident could create thousands of highly skilled jobs, strengthen domestic industrial capabilities and reposition Elefsina as a key regional maritime and defense center.
For investors, this is a reminder that infrastructure, logistics, shipping, energy and defense-related industries are becoming increasingly interconnected.

The real question is no longer whether Greece can attract strategic capital.
The question is whether Greece can transform strategic capital into long-term industrial growth.

Interesting times ahead for the Greek maritime and investment ecosystem.
