Many of us own homes in our villages or in the places where we grew up but because a house is an immovable asset, it is essentially rendered unusable by you, once you find you have to change locations.

Take Ghana for example; a four-bedroom property in Kumasi can go for about $120,000 in a very good location. That same $120,000 will take you very far out if you try to do so in Accra. All the way to Kasoa and its environs.

You, the investor, neither wants to live in Kumasi or Kasoa, but you want to own property in your budget, so what do you do? Buy your property where your money will afford, then let it out and get a smaller place in a much better location.

If you’re looking to buy property but don’t have the liquidity to pay at once, buying off-plan is your best bet. Buying off-plan property allows you to purchase property at discounted prices since it’s the money you pay in installments that is committed towards completing the property, which stops the developer from needing to go for high-interest loans. Ergo, lower property prices.

When you buy off-plan, you’re helping the developer just as much as they’re helping you. By working together in this way, and because you don’t need to pay in full but installments, you may not need to contract a mortgage facility, and the developer, thanks to your money, may not need a construction loan. Call it mutual back-scratching.
