I think that's one of the biggest changes that comes with experience in real estate.

Is Tbilisi Real Estate Still a Good Investment in 2026?

Yes, but not every apartment is a good investment.

That distinction matters more in 2026 than simply asking whether the Tbilisi property market is going up or down.

The market itself remains active.

In the first half of 2026, 22,799 residential transactions were registered in Tbilisi, representing approximately $2 billion in market value. In June alone, 4,503 apartments changed hands.

Average prices were around $1,417 per m² in the primary market and $1,345 per m² for newer secondary-market apartments, while rent for a typical 50–60 m² apartment averaged around $10.1 per m² per month.

Rental yields remain attractive by international standards.

But those citywide averages don’t tell you which apartment to buy.

And that is where we think many investors make the wrong decision.

A Tbilisi apartment can look attractive on paper and still underperform because of:

* the wrong micro-location;
* an inefficient layout;
* weak natural light;
* poor building management;
* excessive future supply nearby;
* the wrong apartment size for local rental demand;
* unrealistic rent assumptions;
* or simply buying at the wrong price.

Even two apartments in the same neighborhood, sometimes even in the same building can produce very different investment results.

The market also isn’t without risk.

A significant amount of residential construction has been permitted in recent years, meaning future supply matters. That can limit price appreciation in parts of the city where too many similar apartments are being delivered at the same time.

So when someone asks us:

“Is Tbilisi real estate still a good investment in 2026?”

Our answer is:

Tbilisi can still offer very good property investments. But buying “Tbilisi real estate” is not an investment strategy. Buying the right property at the right price is.

Not Every “2-Bedroom Apartment” in Tbilisi Is Actually a True 2-Bedroom

One of the most common surprises for buyers in Tbilisi’s real estate market is discovering that a “2-bedroom apartment” doesn’t always have two full bedrooms.

In many newer developments, especially in smaller apartments people create a second bedroom without an exterior window. Instead, it may have a small internal window opening into the living room or another room to borrow natural light. In Georgia, this is commonly referred to as secondary lighting.

There’s nothing inherently wrong with this layout, and for many buyers it works perfectly well. However, it’s an important detail that online listings don’t always make obvious.

That’s why comparing apartments by the number of bedrooms alone can be misleading.

A true two-bedroom apartment with two externally lit bedrooms often appeals to a different group of buyers and tenants than one where the second bedroom relies on secondary lighting. Depending on your goals, whether you’re buying to live in the property or as an investment that difference can influence future demand, rental appeal and resale value.
