As another year comes to an end, I wanted to email to thank you for your support, it is always appreciated. I also wanted to wish you and your family a Merry Christmas and a Happy New Year.



As you know I don’t send Christmas Cards instead I donate to charity. This year my chosen charity is Anthony Nolan (Blood cancer charity) https://www.anthonynolan.org/ – I have chosen this charity due to one of my clients who became a friend and unfortunately lost his battle against Blood cancer. Please look at the website and if you can consider becoming a stem cell donor.



I am small business and rely on word-of-mouth referrals from clients. If you know anyone that needs mortgage related advice or equity release advice please pass on my details (especially with interest rates now improving almost weekly at present- advice is even more important as we have lots of exclusive lenders and rates as well as all the high street, we also keep an eye on rates to make sure between application and completion you get the best rate) If it results in a mortgage for them.

Why should you use an adviser to look at a product transfer/ rate switch as opposed to go direct to the lender-

Today I have seen a client that was going to go direct and settle for a 2.64% fixed rate with the lender over 5 years, the loan to valuation was 80.12%
I have made them aware that if they wait a month (May) they will be below 80% loan to valuation and as such if rates remain the same the rate will be 1.89% just for waiting a few weeks this will save the clients £3,206.51 per year in interest on their mortgage over 5 years this totals £16,032.56 interest saved. This is why you should always get advice for product transfers/ rate switches- This just goes to show the value of advice and the value of sometimes not rushing in and making wrong decisions.
They always say if you think a professional is expensive, wait until you use an amateur (by the way we dont charge for product transfers)
