As a professional mortgage broker, I care whether my client can have the best deal. I argue, supported by evidence, when I see the illogical result from the lender we want to get the mortgage from.

Although the product rate might be small from lender to lender, however with a bigger loan amount, it does make a considerable payment difference.

A new deal between lenders, the FCA and the government permitting customers who are up to date with their payments to:

Switch to interest-only payments for six months or
extend their mortgage term to reduce their monthly payments and give customers the option to revert to their original term within 6 months by contacting their lender
These options can be taken by customers who are up to date with their payments without a new affordability check or affecting their credit score*. Customers who are currently in arrears should continue to work with their lender for the support that they need.

* Monthly payments after the support may be higher than they otherwise would have been and overall costs over the life of the mortgage will be higher. Affordability will need to be checked if borrowers wish to permanently convert to an interest-only mortgage, or where the mortgage term is proposed to be extended beyond the borrower’s expected retirement date.

[Successful case sharing]

A mortgage offer is issued for my first-time buyer clients within a week.

Background: The applicants have lived in the UK for over two years with a Global Talents Visa. Their family gifted them a deposit from a foreign country, and their loan to value is 75%.

The vendor has accepted my clients' offer to the property. However, the property agency insists that my clients must work with their suggested mortgage broker. Since then, the recommended broker charged a fee, imposed many conditions and required many unnecessary documents, significantly delaying the application process, during which the interest rate rocketed. Eventually, the clients came to me for the application, and I helped them get an offer within one week. My clients are delighted to see the offer.

PS: If the real estate agency forces or threatens the buyers to use the mortgage broker they recommend, it does not meet the FCA requirements for fair competition and is against the rules. You are free to choose any mortgage broker you trust and report them.

Remortgage tips!

A mortgage is a loan - the higher the interest rate, the more interest you pay back.

However, you have the power to benefit from this situation.

You can secure a remortgage product as early as six months before your current mortgage matures. You can then accept an offer with the best rate within these six months.

We need your latest three months' bank statements to explain income and expenditure.

If you have other income besides salary, please bring your self-assessment document, i.e., SA302.
