Loved heading over to my hometown Tuesday night for the monthly networking event - always such a welcoming group and a great atmosphere. šŸ”āœØ

Had some really interesting conversations throughout the evening, from chatting with about how they’re helping people save money on everyday bills, to hearing different experiences and journeys within property and business.

Always lovely chatting to too, one of the hosts, and hearing his perspective and advice from years in the industry - definitely left with plenty of ideas spinning around in my head!

Great guest speaker as well from talking all things travel and opportunities within the industry āœˆļø

And of course… great company and a lovely curry thrown in as well šŸ›

By the time I’m there…
I’ve already analysed it.

I already know:

• The potential end value
• Where I can add value
• What the exit looks like
• And whether the numbers stack

So the viewing isn’t about deciding…

It’s about checking the condition,
understanding the work involved,
and making sure it all works in reality.

Went to a Hard Hats to Heels event a couple of weeks ago hosted by

Drove over an hour to get there, and always lovely to catch up with

spoke about being bold and taking action - where most people get stuck.

And talked about showing up on social media… which I’ll admit I’ve been a bit quieter on lately.

Not because things have slowed down - if anything, it’s been the opposite.

Juggling work, kids (school holidays šŸ‘€), while still analysing deals and now sourcing opportunities for an auction house.

Last night’s session was a good one šŸ‘

We had the brilliant Olivia Boulting join us to talk all things auctions - and it was one of those sessions that gives you a proper behind-the-scenes look at how things really work.

What I loved most was hearing it straight from the source… not theory, not guesswork - but real insights from someone who’s in it day in, day out.

It’s also reinforced how important it is to understand all exit routes when analysing deals. Auction isn’t just a last resort… used properly, it’s a strategy.

Grateful to be part of a network where this kind of knowledge is shared so openly šŸ™Œ

Back in my hometown last night for a brilliant evening at šŸ›

Great food at , even better conversations, and a room full of people all moving in the same direction.

These are the rooms that matter. The ones where ideas are shared, deals are discussed, and relationships are built.

Because in property - and in business - your network really is your net worth.

Building a property business involves a lot more than just buying houses.

Some days are spent analysing potential deals, running numbers and calling estate agents.

Other days involve networking events, exploring how projects might be funded and continuing to learn.

And sometimes it’s simply taking the laptop outside, enjoying the sunshine and using the time to think and plan the week ahead.

Alongside viewings when opportunities stack, a lot of the work happens behind the scenes - applying the fundamentals and being disciplined about which deals are worth pursuing.

Property flipping isn’t just about finding a house and renovating it.

It’s about understanding value and making careful decisions along the way.

Some properties look great online… until you view them.

With it being school holidays, it’s definitely been more of a juggle than usual.

Early starts every morning, up before the house wakes, moving things forward on Your Property Gem - searching, analysing, and lining up viewings.

A couple initially looked promising, but in reality the layouts didn’t support the value that would need to be created.

This is where the real work happens - looking deeper and knowing when something isn’t quite right.

At the same time, conversations have been progressing on an off-market opportunity, with a builder booked in this weekend to delve deeper and provide a quote.

I also attended an evening mastermind with Aspire Education - always sharpening my skills - alongside the day job and making the most of a few days off with the kids too.

Steady progress. Focused on finding the right opportunities.

A lot happens behind the scenes before any property moves forward.

This is one of the opportunities I’ve been assessing recently.

On the surface, there’s strong potential with scope to improve the layout and add value.

At this stage, key details need to be clarified, including:

• Lease terms and any restrictions
• Building regs considerations
• Drainage and waste routing
• Extractor ventilation requirements

These practical factors determine what’s actually possible - not just what looks good on paper.

In the meantime, I’m continuing to review other opportunities and focus on the right deals as they come up.

Not all sellers move at the same speed…

This current opportunity came through an agent, on behalf of a corporate housing provider disposing of old stock.

Which means:
āœ”ļø Proper process
āœ”ļø Multiple sign-offs
āœ”ļø Detailed paperwork

It takes longer.
But it also means fewer surprises.

So while I’m waiting on final lease terms, I’m doing what I always do:

āœ”ļø Stress-testing numbers
āœ”ļø Planning exits
āœ”ļø Staying ready to move

Patience + preparation = progress.

This one recently sold - and I’m glad I didn’t buy it.

When I viewed it, the potential was there.
Good area.
Motivated seller.

So before doing anything else, I ran the numbers šŸ‘‡

ā–«ļø Purchase price
ā–«ļø True refurb cost
ā–«ļø Finance costs
ā–«ļø Time on project
ā–«ļø Exit value

At this level of risk and time commitment, the margin just wasn’t right.

So I worked backwards, set my maximum offer, and put that forward.

It didn’t fit my strategy - so I passed.

Process first. Every time.

This is how I protect capital and build long-term.
