Home buyers who feel like giving up - this one is for you.
This lady came to me this summer looking for help with a home purchase for her and her little daughter.
After a long and tiring separation a safe space was well needed for both.
-All of her deposit was gifted by her parents.
-She got employed income, child benefit and child maintenance.
-Perfect credit history.
-Quite straightforward to me (except it was not 👇🏻👇🏻👇🏻)
The application was submitted to a high street lender, but something was overlooked massively (as it appeared later) and resulted in a decline ❌ I personally don’t like declines and always aim to prepare the case well, so when it’s submitted it gets approved right first time 👍🏻
❌The lender questioned everything: her very stable income as an experienced social worker, her extra income, her gifted deposit, her financial stability, a lot if information was misinterpreted even though I supplied a very detailed supporting statement, and a lot of documents weren’t even checked by the underwriter it appears!!!!
✅So I challenged the lender, and after a lot of back and forth for 3 weeks the mortgage was approved. Win-win 👏🏻
❌At the same time, as the client instructed her solicitor, there appeared to be an issue with her onboarding and ID checks, that took almost 3 weeks to complete.
❌The vendor also kept on delaying the exchange and completion date without providing any clear explanation to the estate agent or their solicitors.
The client’s frustration was understandable and i remember the day she rang me and said “Inna, do you think I should have not started this and can it be it’s just not meant to happen for me this time😢?” This literally broke my heart. And I reassured her that everything was going to be ok.
✅Last week after long 4 months she finally completed 🔑 👏🏻 When I rang her, she sounded exhausted but relieved it was all over. I obviously was very happy for her and with her 👏🏻
✅If you’re at a stage where you feel like you’d rather give up - please don’t feel like that. Pick up your phone and talk to someone: your advisor, your solicitor, your family member or a friend, your community. Demand answers if needed, seek clarifications if needed.
❇️Don’t give up! And remember - you’re not alone in your home buying process - there’re quite a few people working hard behind the scenes to make it happen for you - each at its own pace to help you get there. ❣️
