🤰 On maternity leave and worried about getting a mortgage?

Good news! Being on maternity leave doesn’t automatically mean your mortgage plans have to go on hold. šŸ”

Many mortgage lenders understand that maternity pay is temporary and may assess your affordability based on your expected income when you return to work.

They might want to know:

✨ When you’re planning to return to work

✨ Whether you’re returning full-time or part-time

✨ What your salary will be when you return

✨ Whether your childcare costs or other expenses will change

The important thing to remember is that every lender has different rules, and choosing the right one can make all the difference.

Whether you’re a first-time buyer, moving home or remortgaging, there may be options available to you.

šŸ“© On maternity leave and thinking about a mortgage? Drop me a message and let’s explore your options!

From screenshots of bank statements šŸ“ø to taking out new finance halfway through an application… there are a few things we’d really rather you didn’t do šŸ˜‚

It’s not because we’re being difficult — these little things can make your mortgage application take longer, create extra questions from the lender or even affect your borrowing.

So if you’re thinking about buying, moving or remortgaging, speak to your mortgage adviser before making any big financial changes.

And please… send the PDF, not the screenshot šŸ˜‚šŸ™

Which one are you guilty of? šŸ‘€

ā€œWhat’s the rate?ā€ is usually one of the first questions I’m asked — and of course, the rate matters.

But it’s only one part of the deal.

A mortgage with a slightly lower rate could come with a large product fee, while another option may have a higher rate but lower fees, cashback or other incentives.

That’s why when I compare mortgages for my clients, I look at the overall cost and suitability, not just the headline rate.

The best mortgage isn’t always the one with the lowest percentage. šŸ”

šŸ“© If you’re buying, remortgaging or coming to the end of your current deal, get in touch and I can help you compare your options.

Do you earn overtime, bonuses or commission? It may still count towards your mortgage affordability. Lenders can assess this income differently, often asking for payslips or other proof, so it’s worth checking which lenders fit your circumstances.

A new scheme called Your First Home has been announced to help some first-time buyers get onto the property ladder.

The proposal could allow eligible buyers to use a 2.5% deposit alongside a government equity loan of up to 20% of the home’s value. It’s intended for new-build homes in England bought from developers signed up to the scheme.

The figures in the reel are examples to show how those percentages work. They don’t mean everyone will qualify: household income and local property price caps are expected, and the full eligibility rules and loan details are due at the Budget on 28 October. The government says the equity loan will have an initial interest-free period.

A smaller deposit could make buying feel more within reach, but an equity loan is still part of the home purchase and its terms matter. If you’re considering buying, get advice based on your circumstances and check the final scheme rules when they’re published.

Save this for the update—and send it to someone hoping to buy their first home.

A monthly premium can feel expensive when you look at it on its own. To judge whether protection may be useful, first understand what the policy is designed to cover.

Life insurance, critical illness cover and income protection all work differently. What they pay out for—and when—depends on the policy terms, definitions, exclusions and limits.

It can help to think about:

* What would happen to your mortgage and household bills if your circumstances changed?
* What savings or workplace benefits could you rely on?
* What level of cover could you comfortably afford?

There’s no one-size-fits-all answer. The aim is to understand the cover and decide whether it suits your circumstances.

General information only; this isn’t a personal recommendation.

Some mortgage deals come with a product fee, which can affect the overall cost. Depending on the deal, the fee may be paid upfront or added to the mortgage—where interest may then be charged on it.

That’s why it’s worth comparing the rate and fees together, based on your circumstances, rather than choosing by the headline rate alone.

Reviewing your mortgage options? Get in touch and I can help you understand what to compare.

My inbox is filling up with notifications from lenders increasing their mortgage rates šŸ“ˆ

If your current deal ends within the next 6 months, it may be worth reviewing your options now. Many lenders allow you to secure a new deal several months in advance, helping you avoid being moved onto the lender’s Standard Variable Rate.

Already secured a rate? We can still keep an eye on the market and review your options if something better becomes available before completion.

šŸ“© Message me with the date your current mortgage deal ends and I’ll let you know when you should start looking.

āŒ ā€œYou need to be in your job for at least a year before you can get a mortgage.ā€

This isn’t always true! Some lenders may consider your application if you’ve recently started a new job—or even if you’re due to start soon and have a signed contract.

Every lender has different criteria, so changing jobs doesn’t automatically mean putting your home plans on hold.

šŸ“© Message me to discuss your circumstances.

Your home may be repossessed if you do not keep up repayments on your mortgage.
