Like many other providers of professional services your initial meeting is at our expense. At the initial meeting, we will discuss your mortgage and/or insurance needs and then look into which products would be the most suitable. Initial consultation is free of charge. There may be a fee for mortgage advice. The precise amount of the fee will depend upon your circumstances but will range from £140 to £400 and this will be discussed and agreed with you at the earliest opportunity. If you feel confident and comfortable with our proposition and you do decide to take our advice our services, all fees, charges, and commission will be discussed and confirmed to you. Typically, when we arrange a purchase, we charge £400. Payment is split into £200 on application and £200 upon receipt of your formal mortgage offer. Remortgage payment is split into £100 on application and £300 upon receipt of your formal mortgage offer and product transfer £140 at application for mortgages. A mortgage can last for decades, but a household’s income can change very quickly.

Illness, a serious diagnosis, redundancy or the death of a loved one can each create different financial pressures. No single insurance policy will necessarily protect against every situation.

Depending on your circumstances, protection could include:

• Income protection if illness or injury prevents you from working
• Critical illness cover following a qualifying diagnosis
• Life insurance to support those left behind
• Short-term accident, sickness or unemployment cover

It is also important to consider your savings, workplace benefits, household expenses and any existing protection already in place.

Reviewing your arrangements does not always mean taking out more insurance. It may confirm that your current cover remains suitable, identify unnecessary duplication or highlight a potential gap.

Could hotter summers change what you look for in your next home? ☀️🏡

When viewing a property, most buyers consider its location, layout, energy efficiency and heating costs. As periods of extreme heat become more common, it may also be worth considering how comfortable the home will be during the summer.

Large unshaded windows, glass extensions, limited ventilation and bedrooms directly beneath the roof can all contribute to overheating.

Before making an offer, you may want to consider:

☀️ Which rooms receive the most direct sunlight
🪟 Whether windows can be opened safely
🌿 Whether there is effective shade around the property
🌙 How quickly the home cools down overnight
🏠 Whether any improvements may be needed to manage heat

A property viewing may not reveal how a home performs during a prolonged hot spell, so asking the right questions could help you make a more informed decision.

A new First Time Buyer ISA is being planned 🏡

The Government has proposed a new savings account designed specifically to help first-time buyers build a deposit.

Under the current plans, the new account would be available from age 18 with no upper age limit. Savers could also withdraw their own contributions without facing the withdrawal charge currently associated with a Lifetime ISA.

However, the scheme is still at the consultation stage. Important details have not yet been confirmed, including:

• The Government bonus
• The annual savings allowance
• The maximum eligible property price
• When the new account will launch

Existing Lifetime ISA holders would not be required to close their accounts and could continue saving under the current rules.

Saving a deposit is only one part of preparing to buy your first home. Reviewing your likely mortgage affordability, credit commitments, purchase costs and deposit options early can help you understand what may be achievable.

Could your mortgage payments increase when your current deal ends?

More than five million households are expected to face higher mortgage repayments by the end of 2028.

For some homeowners, the increase could be significant, particularly for those moving from an older fixed rate below 3%.

Starting your mortgage review around six months before your current deal ends can give you more time to:

🔍 Compare your existing lender with other available options
🔒 Explore whether a new rate can be secured in advance
💷 Consider the overall cost, including rates, fees and incentives
🏡 Review any changes to your income, property value or future plans
📅 Avoid leaving things until the final few weeks

A lower headline rate is not always the cheapest option overall, so it is important to consider the complete cost and features of each mortgage.

A fantastic day of junior golf yesterday at Haydock Park Golf Club for the 2026 Wigan and District Junior Victory Trophy. ⛳🏆

LR Finance were proud to again sponsor the Hindley Hall junior golf team for the prestigious Victory trophy evet.

The event brought together talented junior golfers from all seven member clubs, celebrating the skill, camaraderie and team spirit developing across the district.

The Hindley Hall team represented the club brilliantly, both on and off the course, and did everyone proud. It was also lovely for Elanor and Bryan to meet the players, their families, Club Captain Stephen Davies and Lady Captain Kay Bibby. Many of the families are long-standing LR Finance clients, which made the occasion even more special.

Congratulations to everyone who took part, including the individual and team prize winners. A huge well done to the organisers for creating such a welcoming and memorable event.

We are delighted to continue supporting local junior golf. Who knows, one of these talented young players could be the next Rory McIlroy!

The Financial Conduct Authority is reviewing whether mortgage lenders should have more flexibility when assessing people whose circumstances do not fit neatly into traditional lending criteria.

The proposals could potentially help first-time buyers, self-employed people, borrowers with variable income, older homeowners and those with historic credit issues.

Nothing has changed yet, and affordability checks would remain an important part of every mortgage application. The proposals are about allowing lenders to take a more rounded view of a borrower’s current circumstances, rather than weakening responsible lending standards.
