So recently we've had 2 applications, which have been declined due to Spray Foam being on the underside of the roof. Ergo, if you know of anyone who has had this installed, please make them aware it could destroy their ability to sell to someonewho requires a mortgage.

Latest inflation figures. Small drop, but not enough to guarantee interest rate changes. Swap rates are still on a downward trend on a 15 year + whereas 0-15 years have gone up a tad. So what does this mean? Swap rates are, in simplistic terms, what rates banks lend to each other at. It means that those who lend the money out beleive interest rates are not going to fall as fast Joe Public may beleive they are.

A lot of turmoil in the housing markets. Interest rates have started to rise, albeit by minor amounts. All eyes on the budget and the newest figures coming out on the 20th.

Life Insurance. Something none of us want to need to claim on. Last week I attended the funeral of 43 year man. An otherwise very fit and healthy person, He was diagnosed in the beginning of May with cancer. It quickly became apparent that it was terminal and he passed on the 1st July, leaving a widow and young child. We had arranged their mortgage in Oct 2014 and as always recommended Life Cover, which was taken up. Note that the vast majority don't. I'm pleased to say that the company has paid out and the individuals mortgage will now be cleared removing 1 problem that early death can bring.

So, β€˜Proof of Address’. We have of late been having a few problems with this due to more and more of you going over to paperless documents, which is fine for the planet, but can cause issues elsewhere.

A particular issue is if someone is renting or living with parents and pay no utility bills or council tax. If someone moves and everything is paperless then they often do not change anything as it can be downloaded and looked at anywhere in the world! So when a lender asks for proof there is nothing available.

The remedy is to ensure your driving licence, if you have one, is kept up to date with your current address. It’s illegal not too after all. Plus keep at least 1 credit card/bank account paper, so as that provides proof as well.

Online gambling. Never a good idea, but how do lenders treat it. You'd have thought they would either ignore it or use the average spend, I.e. the average balance between losses and winnings. BUT no. They will will only consider the spending, no winnings, and average it over 1 to 3 months and then annulise that to get the amount to deduct from earnings. This means that a Β£10 a day habit can mean a mortgage is reduced by over Β£16,500.

Worst case they will decline to lend.

A lot of speculation on what is going to happen to house prices when the stamp duty holiday ends. Not a lot of people know it but less than 50% of housing is mortgaged, so how lenders react doesn't always make a big difference. As it is it looks like valuers are keeping a cap on prices in anticipation of a market correction. But, and it's a big but, if everyone knows/thinks there is going to be a correction, will one happen?

My gut feeling is that the the Rishi Sunak will reduce it to 250k from the current 500k, which will/should benefit most as the average price is just under Β£250,000

Not that we dabble much in the commercial lending arena, but trying to get a loan on any shop is next to impossible and as for restaurant's, forget it.

Hopefully, once we have herd immunity then things will ease up.

Hats off to Skipton. Admittedly it was a relatively easy case once sourced. But fully submitted with all evidence in the morning to receive an offer in the afternoon is still very fast in the current climate!
