PHASE 3 - FULL MORTGAGE APPLICATION 💻
 
Congratulations you have now had an offer accepted on a property you wish to purchase!
 
It is at this point we need to finalize the specifics for your new mortgage, the first thing we will do is check interest rates. If its been some weeks since your decision in principle its a good chance there has been a change in rates and the original lender may not be the best choice anymore.
 
We will confirm specific loan amounts and deposits based on your new purchase and make sure you are completely comfortable with the monthly payments and fixed rate options.
 
We will make sure we have updated bank statements, pay slips and proof of deposit as it may be in a new month since our first mortgage appointment as the lenders will always want the most up to date documentation prior to the application.
 
Lastly once you are completely happy and comfortable with our recommendation, we will then apply for your formal mortgage.
 
⭐️ TIP ⭐️
Invest in your solicitor, for most the legal process in buying or selling a property can take far longer than securing a mortgage offer, although we will be on hand to help guide you through the legal process a poor conveyancer can make this who process incredibly more stressful

PHASE 2 - Finding and having a offer accepted on a property 🏡

For some this is the easiest part of the buying process, falling in love with the first property. For others this can be the hardest, in some cases taking months to find the right one.

This is the time to enjoy, armed with your agreement in principle and the knowledge of your top end offer, get out there and view as many houses as possible, get a feel for what type of house works for you and your budget.
Most agreement in principles last for 3 months and can easily be renewed so there really is no pressure in this phase – As your broker we will be on hand to run quotes on prospective properties to give you a clear understanding of figures prior to putting in that offer.

⭐️ TIP ⭐️ 
If you are a first time buyer, stress your position as part of your offer. Often having no chain (no property to sell) means you will be much quicker that another person who needs to sell there property and sometimes this can be the main reason why your offer is accepted over someone else’s!

PHASE 1 – RESEARCH 🔎

The first part of the mortgage process and arguably the most important is research.

Research about you as the applicant, research as to your source of income? Do you take a flat salary, do you receive bonus, commission or overtime? Are you self employed?

We will explore if you have any debt in the background and the amount of deposit available and its origin.

We will also research into the mortgage market, for example some lenders will accept 100% of commission, overtime or bonus whereas others will only accept 50%, some lenders are particularly restrictive for the self employed whereas others are more lenient.


By the end of ‘PHASE 1’ you will know your max budget, a pretty good idea of which lender is the most suitable and a rough cost of monthly payments and deposit ratios based on that days rates and we will aim to finish this phase with a decision in principle with that lender.

As we close down for the Christmas period we are able to reflect on the year passed..
 
This has been a incredibly busy year for Gordon Associates, with 200 mortgage applications submitted so far covering a little over £50,000,000 worth of mortgages.
