Landlords – please, please make sure you have the correct insurance cover in place.
Today I requested sight of a landlord’s insurance documents due to a potential claim situation, and unfortunately the findings were concerning.
The policy only covered working/professional tenants, meaning there could be issues with cover if the occupants do not fall within that specific category. There was also no accidental damage cover included, which is often one of the most common causes of landlord claims.
Even more worrying was the level of underinsurance. The property appears to be insured for only a fraction of its actual rebuild cost, potentially leaving the landlord underinsured by around 75%. Many landlords mistakenly insure a property based on what they think it is worth or what they paid for it, rather than the actual cost to rebuild it in the event of a major loss.
This is a timely reminder that insurance should not simply be arranged and forgotten about. Policies should be reviewed regularly to ensure:
✔️ The correct tenant type is covered
✔️ Adequate buildings insurance is in place based on current rebuild costs
✔️ Landlord contents cover is included where applicable
✔️ Accidental damage cover is considered
✔️ Loss of rent and alternative accommodation cover are sufficient
✔️ Any recent renovations or improvements are reflected in the policy
A small saving on premiums can become an extremely expensive mistake if a claim is rejected or reduced due to inadequate cover.
