Tip 29. More Agents Doesn’t Always Mean More Buyers

Here is the misconception: “If I use 3 agents, then surely I’ll reach more buyers and sell faster?”

Errr… No!
But what CAN happen is a negative effect…..

♦️Your property can appear multiple times online, potentially confusing buyers.
♦️Different agents may use different photos, descriptions and asking prices, weakening the marketing message.
♦️You may get duplicate enquiries rather than genuinely more buyers.
♦️If buyers see a property sitting with several agents, they may wonder why it hasn’t sold.
♦️Most importantly, more agents doesn’t automatically mean more buyers — the quality of the marketing, buyer database and agent’s strategy is what matters.

One property. One strategy. One agent who is accountable for getting it sold.

Before you instruct three agents, ask yourself: do I really need more agents… or do I need a better strategy?

Tip 28. Check your title before you list with an agent.

Imagine this…

You’ve found your buyer.
They’re happy with the price.
Everyone’s excited.

Then, the solicitor discovers the property is actually made up of two separate Land Registry titles.

Suddenly, questions need answering:

♦️Do both titles form part of the sale?
♦️Is all the land included?
♦️Does the buyer’s mortgage lender need anything clarified?
♦️Will extra legal work be needed?

And just like that… that straightforward sale has just become a complicated one.

Before you put your property on the market, make sure you know exactly what you own, and what you’re selling.

Two titles don’t necessarily mean there’s a problem.

But discovering them after you’ve found a buyer could mean unnecessary delays, extra costs and a very frustrated buyer.

Because the best time to find a problem with your property…

is BEFORE you have a buyer waiting to exchange.

I spotted something yesterday, not too far from where I live that got me thinking…

A property that had previously been on the market with an agent is now being marketed privately, with a “For Sale” board outside of their own.

It made me wonder… how many potential buyers are actually seeing it?

A board might catch the attention of someone driving or walking past, but what about the buyers searching Rightmove, Zoopla and the other major property portals every single day? 🤔

If your home has been sitting on the market for a while, taking it off the portals and simply putting up your own board may actually reduce your exposure rather than increase it.

Selling privately can work, but only if you have a clear strategy for reaching the right buyers.

Your home deserves more than a board. It deserves a marketing plan.

Tip.25 Don’t leave buyers guessing. Make every word count.

Take a look at this sentence… read it a few times

“Alex told Sam he was late.”

Who was late?

There’s no right answer.
The sentence is ambiguous, so your brain has to fill in the gaps.

We encounter this kind of thing more often than we realise. Whether we’re reading a text message, an email or an advert, unclear wording can lead to confusion or the wrong impression.

The same is true when marketing a property.

If the description leaves buyers guessing, they may miss what makes your home special, or simply move on to the next listing.

Instead of relying on vague phrases like “spacious family home”, be specific. Tell buyers exactly what they’re getting: the size of the kitchen, the south-facing garden, the home office, or the off-road parking.

The same thing happens in property sales. Vague wording can lead to misunderstandings, delays, or even disputes.

Be specific when discussing:

♦️What’s included in the sale
♦️Completion dates
♦️Fixtures and fittings
♦️Offers and conditions

Clear communication keeps your sale moving smoothly because it builds confidence, creates stronger interest and helps generate more viewings.

Tip. 24 Don’t lose a sale due to smell.

Your home should look good… but it should smell good too.

When viewers walk through the door, they’re using all of their senses, not just their eyes. A fresh, clean-smelling home creates a positive first impression and helps buyers feel comfortable and relaxed.

Here are a few simple tips:

♦️Open windows before viewings to let fresh air circulate.
♦️Use subtle scents rather than overpowering air fresheners.
♦️Keep bins empty and pet areas clean.
♦️If appropriate, the aroma of freshly brewed coffee or baked bread can create a warm, welcoming atmosphere.

Avoid trying to mask odours with strong fragrances, as buyers may wonder what’s being hidden. Fresh, clean air is always the best option.

Small details like these can make a big difference in helping buyers imagine themselves living in your home.

Tip.23 Stop Renovating Before You Sell.

If you’re thinking of spending £20,000 on a new kitchen before you sell?
Stop… you might be wasting your money!

One of the biggest myths in property is that you need to completely renovate your home before putting it on the market.

In many cases, buyers would rather choose their own kitchen, bathroom or flooring than pay extra for one they don’t like.

Instead of spending thousands, focus on the things that really matter:
♦️Declutter
♦️Deep clean
♦️Fix obvious defects
♦️Freshen up tired paintwork
♦️Make the garden look loved (go back to my Tip. 10)

You’ll often get a much better return than installing a brand-new kitchen.

So here’s my question…

Would you rather buy a house with a brand-new kitchen you didn’t choose, or an older kitchen and £20,000 left in your pocket to design your own?

Is the 2% deposit a game-changer or a gamble? 🏠🤔

Leeds Building Society just launched ‘The Start Mortgage’, allowing first-time buyers to get on the property ladder with as little as a £5,000 deposit.

The start mortgage allows borrowers to access loans worth up to 5 times their income.

The deal requires a minimum deposit of £5000, so people would need to be buying a home worth £250,000 or more for the deposit to be as low as 2%.

But I’d like to know what YOU think:

Tip 22. Don’t Reduce Your Asking Price… Increase Your Home’s Appeal Instead!

Many sellers panic when their home isn’t attracting offers and immediately think the answer is to drop the price.

But what if spending a little could actually help you sell for more?

Professional home staging helps buyers emotionally connect with your property, making rooms feel brighter, larger and more inviting.

Buyers often make up their minds within minutes of walking through the door.

Based on recent HM Land registry data the average house price in Battle, TN33 is around £450,000 - £465,000

So here’s an example based on the lower end of the average house price £450,000

Example:

A home is marketed at £450,000 but isn’t generating enough interest.

Option 1: Reduce the asking price by £20,000, bringing it down to £430,000.

Option 2: Invest around £2,500–£3,500 in professional home staging, decluttering, styling and high-quality photography.

If the improved presentation helps you achieve the original £450,000 asking price, or even sparks competition that results in a £455,000 sale, you could be £25,000 better off than if you had reduced the price.

Similar examples have been reported in UK staging case studies where relatively modest staging costs were associated with substantially higher sale prices and faster sales.

First impressions aren’t just important—they’re valuable. Buyers shop with their eyes before they ever make an offer.

Tip 21. The number of viewings isn’t what sells a home.

Would you rather have 20 viewings… or just 2?

Most people immediately say 20.

But here’s the thing…

As an estate agent, I’d rather have 2 serious buyers than 20 people who were never going to make an offer.

The number of viewings isn’t what sells a home.

The right price, the right marketing, and putting your property in front of the right buyers is what matters.

So when you sell your property with me together we create a marketing strategy to target the right audience and get it priced right.

If your home has had dozens of viewings but no offers, it usually means buyers like the property, but not at that price.

So here’s a question for you….

Would you rather have 20 viewings and no offers, or 2 viewings and 2 offers?
