Tip 16. Always review the title plan

What you see isn’t always what you own.

Just imagine moving into your dream property and a few months down the line the neighbour informs you that the part of the garden that you thought belonged to you is actually on the neighbours land.

You check the title plan… it turns out that the boundary line was different from where the fence had been installed years earlier.

Now, you find yourself in an uncomfortable and costly dispute that could’ve been avoided before purchasing the property.

If fences, walls, hedges, driveways, or access routes don’t seem to match the legal boundaries, raise the question before you commit to the purchase.

That checking of the boundaries could save thousands in legal costs!

Thinking of moving before Christmas? June is not too early. It is the right time.

I know we are only just heading towards the summer holidays, but in property, time moves very differently.

A house move can easily take up to 6 months from first conversation to completion, especially if there is a chain involved.

So if you are already under offer, or you have a buyer waiting, the next question is simple:

Have you found somewhere to buy yet?

Because the longer your buyer waits, the greater the risk becomes.

They may get nervous.
They may see something else.
Their circumstances may change.
Or the chain may start to feel less secure.

That does not mean panic.

It means plan.

The best moves usually happen when sellers understand the timescale, know what is available, and make decisions with their eyes open.

June is a really sensible time to start getting your house valued, understanding the market, preparing your home, checking your mortgage position, and looking seriously at what your next move could look like.

Because if your goal is to be moved before Christmas, the preparation starts now.

Not in September.
Not when the summer holidays are over.
Not when everyone else suddenly decides to do the same thing.

A calm, well-planned move starts with good advice early.

Tip 15. Make property part of your probate planning.

Many people assume their loved ones will just sort it out, but without an up-to-date will, clear records of assets and nominated executors who understand their role even straightforward estates can become complicated costly and emotionally draining.

Property is often the most valuable asset in an estate, yet it’s one of the most overlooked areas when planning for probate.

A key lesson many families learn is that unclear property ownership, missing deeds, or outdated information can cause significant delays when it comes to administering an estate. Ensuring property records are accurate and accessible can make all the difference when loved ones are navigating probate.

If you haven’t done so already take the time this week to review your will, organise your important financial documents. Make sure your executors know where everything is kept. Clear planning can certainly take away future stress.

Tip 13. Don’t let your EPC be an afterthought.

Many sellers treat the EPC as just a legal tick-box, but with our ever increasing energy costs buyers are increasingly looking at energy efficiency because it signals future running costs and upgrade potential.

If the rating is weak this can raise concerns for the buyer, but if the rating is strong then this could absolutely be a selling point for you.

A good rating can build confidence and make the property more attractive, while even a lower rating will at least give buyers the transparency and helps set realistic expectations.

Make sure your EPC is up to date before marketing your property, this can help avoid delays and show buyers you are prepared, organised and serious about your sale.

Tip 12. Snag, Snags, Snagging

If you’re purchasing a new build, one thing that’s an absolute must, and this is what I tell prospective buyers of new builds…….always, always, always arrange an independent snagging inspection either before ( or immediately after) completing on a new build home.

New builds aren’t flawless. They look fresh and modern, but they’re not immune to issues. Because everything is newly installed and often under tight deadlines there are some common problems buyers can run into:

ā™¦ļøMinor defects
ā™¦ļøPoor workmanship
ā™¦ļøInsulation and draft issues
ā™¦ļøPlumbing and drainage faults
ā™¦ļø Electrical Problems
ā™¦ļø Ongoing building work nearby
ā™¦ļøSmaller room sizes than expected
ā™¦ļøHidden costs and Estate charges
ā™¦ļøWarranty Limitations

A professional snagging survey identifies defects early and you need this as the developer is still responsible for fixing them.

So don’t get caught out and waste time and money later down the line having your issues dismissed as ā€˜wear and tear’.

Have a survey done to save you money in the long run!

Tip 11. The Catchment Advantage
Always check the local school catchment before buying, it’s not just about education, it’s about smart investment too.

Properties in strong school catchment areas often:
ā™¦ļøHold their value better
ā™¦ļøAttract more buyers
ā™¦ļøSell faster

So even if schools aren’t on your radar right now, they could make a big difference when it’s time to sell. Some people move specifically to be in the right catchment area for secondary schools and this can be roughly 12-24 months prior to the application deadline.

So technically if you move into catchment before the deadline and can provide proof, that address can be used. If you send evidence of your house move at the same time they may still treat it as on time. So if you left it late, legally the key date is your address by October 31 of year 6.
