Your mortgage renewal is an opportunity, not just a formality. 🏡

Just because you've been with your current lender for years doesn't mean they're still offering the right deal for you.

Before accepting that renewal offer, take a moment to explore your options. A little comparison could make a big difference.

Don't just renew out of habit. Renew with confidence.

📩 Get in touch if your mortgage deal is coming to an end. Let's explore what's available to you.

📈 Moving to a bigger home? Don’t assume you can simply increase your current mortgage.

If you’re moving and need to borrow more, your lender will usually reassess affordability.

That can mean looking at things like:

💷 Your current income
💳 Existing commitments
👨‍👩‍👧 Dependants
📊 Monthly expenditure
🏡 The amount of equity in your current home
📈 How much additional borrowing you need

Your circumstances — and lender criteria — may have changed since you took out your current mortgage.

Planning a move? Reviewing the mortgage side early could make the process much smoother.

Your home may be repossessed if you do not keep up repayments on your mortgage.

🏡 Buying a home? Don’t forget these 7 extra costs!

Your deposit isn’t the only thing you’ll need to budget for! Here’s what else to consider before getting those keys 🔑

💰 1. Deposit – Most mortgages require at least 5%, depending on the lender and product. A larger deposit may open up more options.

🏦 2. Mortgage fees – Some deals have product or arrangement fees. You may also have broker fees, depending on the service.

🔍 3. Valuation & surveys – Your lender’s valuation is usually for their benefit. Consider paying for your own survey to check the property’s condition.

🏠 4. Stamp Duty – Depending on the property price and your circumstances, Stamp Duty may apply. First-time buyer relief may be available.

⚖️ 5. Solicitor fees – Budget for conveyancing, property searches, Land Registry and transfer fees.

🚚 6. Moving costs – Don’t forget van hire, removal companies, packing materials and storage.

🛡️ 7. Insurance – Buildings insurance is generally required by mortgage lenders. Contents insurance is optional but worth considering.

✨ TOP TIP: Always budget for these extra costs before house hunting so you’re not caught out!

💷 Saved your deposit? Brilliant. But don’t forget about everything else.

One mistake first-time buyers can make is putting every penny they’ve saved towards the deposit.

Buying a home can come with additional costs, which may include:

🏠 Solicitor/conveyancing fees
🔍 Surveys
📦 Moving costs
🏦 Mortgage-related fees
🛡️ Insurance
🪑 Furniture and decorating
💷 Stamp Duty, where applicable

Planning for these expenses early can help avoid an unwelcome surprise later.

📌 Save this for when you start planning your first home purchase.

🏡 FIRST-TIME BUYERS: Here’s what the Autumn Budget 2026 could mean for you!

Two big updates you need to know about 👇

🔑 1. Your First Home scheme

Eligible first-time buyers in England could buy a qualifying new-build home with:

✅ A deposit from just 2.5%
✅ A 20% government equity loan
✅ No interest on the equity loan for the first 5 years

Applications are expected to open in February 2027. Eligibility criteria, property price caps and participating lenders will apply.

💰 2. Lifetime ISA changes

The government has announced changes to help first-time buyers who want to purchase a property above the current £450,000 Lifetime ISA price limit, so they can get back at least what they paid in rather than lose money through the withdrawal penalty.

A new First Time Buyer ISA is also planned to replace the Lifetime ISA, with a proposed launch in April 2029.

📌 What should you do now?

Don’t assume you automatically qualify for either scheme. Your deposit, affordability, property choice and mortgage eligibility still matter.

🤔 Stay with your lender or switch?

When your current mortgage deal ends, you may have more than one option.
You might be able to:

🔄 Switch to a new deal with your existing lender — often called a product transfer
OR
🏦 Remortgage to a different lender.

Which route is appropriate will depend on your circumstances, the products available, eligibility and the costs involved.

Rather than automatically clicking “switch deal”, it can be worth understanding how the available options compare.

❌ MORTGAGE MYTH: “My credit history isn’t perfect, so I definitely can’t get a mortgage.”

A less-than-perfect credit history doesn’t necessarily mean homeownership is off the table.

Lenders assess applications differently, and what may be unacceptable to one lender could potentially fit another lender’s criteria.

What matters can include:

✔️ What happened
✔️ How long ago it happened
✔️ The amount involved
✔️ Your circumstances now
✔️ The lender’s individual criteria
The key? Don’t guess.

Speak to a mortgage adviser and find out what your options may actually be.

Your home may be repossessed if you do not keep up repayments on your mortgage.
